The existing refrigeration equipment `shed' on the east side of the building shall be <br />enclosed with a new concrete-masonry wall, similar in design to the proposed trash <br />enclosure. <br />VII. SIGNAGE <br />A. Prior to issuance of a building permit the proposed new restaurant; all existing <br />non-permitted wall signs shall be removed. <br />B. Prior to installation, the applicant shall submit precise details for the new signage, <br />for review by the Zoning Enforcement Official. Said details shall include but are <br />not limited to location, color or copy, sign area calculations, and method of <br />construction or attachment to the building. At a minimum, the sign program shall <br />comprise of individual letters, similar in size and design. A building permit is <br />required for signage prior to installation. <br />C. No temporary or unauthorized signs, including but not limited to banners, <br />balloons, streamers and pennants shall be placed on the property unless approved <br />by the City under a Special Event Permit. <br />VIII. MAINTENANCE <br />A. A trash receptacle shall be provided for the outdoor eating area and shall be emptied <br />at least twice-daily. <br />B. The signage shall be kept in a good, clean, sound condition at all times; any damage <br />to the signs shall be promptly repaired. <br />C. Any graffiti shall be removed from the building walls and the perimeter fencing. <br />D. The applicant shall be responsible for litter pick up of patron's litter twice a day for <br />a minimum distance of 400 feet from the exterior property lines. Identifiable <br />containers and napkins shall be used for carry-out food, and litter resulting shall be <br />promptly picked-up and removed. <br />IX. CONSTRUCTION PROVISIONS <br />A. Construction on the project site shall not commence prior to 7:00 a.m. and shall <br />cease by 7:00 p.m., Monday through Friday, and shall not start prior to 8 a.m. and <br />shall cease by 7 p.m. Saturday and Sunday, unless otherwise approved by the <br />Chief Building Official.
