Main Street Property Services, Inc. -Page 2 of 4 - February 20, 2009 <br />Accomplishments of 2008 include: <br />• Direct mail to a target list of 425 potential retailers and brokers of: downtown-area maps, <br />regional trade area maps, six people postcards, large poster. <br />• Targeted mailing of dinner plates to 70 potential retailers. <br />+ A presence at the International Council of Shopping Centers (ICSC) Northern California <br />Deal Making Conference and the ICSC Western Division Conference, and distribution of <br />"We Are San Leandro" t-shirts. <br />• Purchase of Farmers' Market shopping bags which were made available at the 2008 <br />markets and will be available again in 2009. <br />• Farmers' Market promotional event for potential retailers. <br />• Development and maintenance of new DowntownSanLeandro.com website <br />o Average weekly hits: 856 <br />o Average pages per visit: 3 <br />• Assistance with development of Downtown San Leandro Survey. Results to be presented <br />to Business and Housing Development Committee on March 12, 2009. <br />• Featured speaker at May 2008 Chamber of Commerce luncheon on Downtown Retail <br />Trends. <br />Speaker at Estudillo Homeowners Association meeting of October 2008, and follow up <br />with residents interested in transforming Downtown San Leandro. <br />• Design of banners for new light poles. <br />• Property and business owner assistance: <br />o With the on-going transformation of San Leandro Express Liquors to San <br />Leandro Wine and Spirits; <br />o Work with new property owner of the Sergio's building to divide the building, <br />bring in needed utilities, attract new tenants, and leasing advice; and, <br />o Review of estimated investment required and projected increase in rental revenue <br />to assist in determining a strategy for the Masonic building. <br />MSPS completed the projects included in last year's agreement with the exception of <br />development of the way-finding program which was delayed due to City staff time constraints, <br />and development of general marketing pieces such as banners, temporary window signs and <br />brochures. The term of the 2008 agreement will be extended to allow completion of the above <br />projects. A new, 17-month contractual services agreement with MSPS for continued <br />implementation of the Downtown San Leandro marketing campaign and consulting services is <br />recommended by staff. The Goals and Objectives of the agreement, included in the attached <br />Marketing Plan, follow: <br />The immediate goals for 2009 are to continue the implementation of the "I Am San Leandro " <br />campaign to further promote awareness of the leasing opportunities available in Downtown San <br />Leandro. With a new identity established in 2008 and capital investment which supports a more <br />pedestrian friendly downtown, Downtown San Leandro will further establish itself as a <br />community-gathering place. The "I Am San Leandro "campaign will continue as the foundation <br />for advertising, press releases, brochures, community events, and the website. It is our objective <br />to position Downtown San Leandro as the primary market area's best and most diverse resource <br />for quality merchandise and services emerging within the next few years to prospective tenants <br />and to work with interested property and business owners to provide the specialty retail <br />experiences desired by the community. <br />
