("Permitted Use"), and for no other purpose. City shall have complete discretion to grant or <br />withhold consent to any request by Licensee to use the License Area for any use which is not a <br />Permitted Use, and City may condition any such consent to compliance with such conditions as <br />City in its sole discretion finds appropriate. Without limiting the generality of the foregoing, <br />Licensee shall not use the License Area for deliveries to the Masonic Building. <br />(b) Licensee shall not use the area immediately below the License Area for storage <br />and shall prohibit tenants in the Masonic Building and all other persons from utilizing such area <br />for storage. <br />(c) Licensee shall keep the License Area closed and locked at all times when not in <br />use, and City shall hold the key to the License Area. City shall open the License Area during <br />normal business hours within 24 hours of a request by Licensee to open the License Area. <br />(d) Licensee shall not allow any person, except Licensee's agents and employees, to <br />use the License Area or any part thereof without first obtaining City's written consent. <br />Licensee acknowledges that the violation of any provision of this Section 3 shall, without <br />limiting the terms of Section 7, be cause for revocation of this Agreement and the license granted <br />hereby. <br />4. Intentionally omitted. <br />5. Compliance with Laws. Licensee shall comply with all state, federal and local <br />laws, ordinances, rules and regulations applicable to the use and maintenance of the License <br />Area. <br />6. Term. <br />(a) Subject to the provisions of Section 7, the tei7n of this Agreement shall <br />commence on the Effective Date and shall expire on the 50th anniversary of the Effective Date <br />unless terminated earlier pursuant to the terms hereof. Licensee may request renewal of the <br />license for one additional 25-year teen provided such request is presented in writing to the City <br />not later than thirty (30) days prior to the expiration of the teen set forth herein. Renewal of this <br />license shall be at the sole discretion of the City. <br />(b) Licensee hereby acknowledges that renewal of this Agreement can only <br />occur with the mutual consent of City and Licensee, and that this Agreement shall not be <br />construed to afford any rights or expectations in the Licensee to such renewal. <br />7. Revocation. City reserves the right to revoke the license herein granted for any <br />breach of this Agreement or for any act or omission on the part of Licensee contrary to the public <br />interest in flze sole, exclusive, and absolute determination of the City or upon City's reasonable <br />determination that continued use of the License Area poses a health and safety threat.
