City of San Leandro <br />Sewer System Management Plan <br />Volume I <br />The system supports inspecting and cleaning the sewerage piping and tunnels, manhole <br />structures and drop shafts and identifying areas that need more frequent cleaning. <br />Collectio^ System Map <br />The City of San Leandro incorporates an electronic <br />(GIS based) collection system mapping as an integral <br />part of the CMMS. Asset information from the GIS <br />inventory records are incorporated into a consolidated <br />Collection System Asset inventory. <br />This information forms the basis of an asset registry <br />and GIS mapping base. Manhole identification numbers <br />are used to define unique pipe segments. Each pipe segment is attributed with size, pipe type, <br />year built, direction of flow, and percentage of slope. The City also maintains hard copy mapping <br />of the system. The hard copy maps are updated as needed by engineering staff using Auto-Cad <br />drawings. The electronic mapping system is drawn to scale and overlays recent aerial <br />photographs of the service area as well as property boundaries. The electronic map is linked to <br />the City's collection system Maintenance Management System and is being populated with all of <br />the information required to make it a fully functional GIS. <br />Prioritized Preventive Maintenance <br />The City of San Leandro's maintenance management system (CMMS) is used to manage the <br />collection system preventive maintenance program. Maintenance planning and scheduling is <br />used to establish annual and other periodic maintenance goals. These goals include the sewer <br />pipe scheduled cleaning and CCTV inspection objectives. The ICOM3 planner is used to assign <br />maintenance frequencies to the collection system components. Once a set of assets is defined, it <br />can be assigned different activities or tasks to formulate maintenance job plans. These plans can <br />be saved as grouped sets for maintenance or projects for budgeting, scheduling and tracking <br />purposes. <br />Maintenance Planning <br />The planning module is used to establish programmed maintenance and inspection activities, <br />preventative maintenance objectives for each of the maintenance activities, current and proposed <br />f'a~e ~ 1. <br />
