C. LICENSEE TO PAY COSTS <br />Licensee shall be responsible for and shall pay all costs related to maintenance <br />of the License Area and the equipment located therein and the removal of equipment, <br />property and improvements from the License Area. If Licensee fails to perform any of <br />Licensee's maintenance, repair or other obligations hereunder, City shall have the right <br />to do so and to bill Licensee for the reasonable costs City incurs in connection <br />therewith. Licensee shall reimburse City for such expenses within 30 days following <br />Licensee's receipt of City's invoice therefor. <br />D. REMOVAL OF STOREFRONT RESTORATION OF LICENSE AREA UPON <br />TERMINATION <br />Upon termination of this Agreement, whether by expiration of the term, by <br />revocation of the license granted hereby or otherwise, Licensee shall remove the <br />improvements and all business and personal property and equipment from the License <br />Area and shall restore the License Area to the condition of the License Area prior to the <br />installation of such improvements. If such removal and restoration work has not been <br />completed to the satisfaction of the City within thirty (3Q) days following termination of <br />this Agreement, City may perform such work, and Licensee shall reimburse City for all <br />costs City reasonably incurs in connection therewith within 30 days following City's <br />delivery of an invoice for such costs. This section shall survive the termination of this <br />Agreement. <br />E. POSSESSORY INTEREST <br />Licensee recognizes and understands that this license may create a possessory <br />interest subject to property taxation and that Licensee may be subject to the payment of <br />property taxes levied on such interest. <br />F. PAYMENT OF UTILITIES <br />Licensee shall pay for all utilities furnished to the License Area or used in <br />connection with the operation and maintenance of the License Area, including without <br />limitation, electricity, gas, water, garbage collection, and telephone service. <br />10 <br />
