Should at any point during the Term the City decide to undertake extensive added maintenance <br />of the License Area, such as enhanced security, enhanced litter removal, etc., Licensee agrees to <br />pay apro-rated share of the costs as assessed by the City with thirty (30) days' notice. <br />D. RESTORATION OF LICENSE AREA UPON TERMINATION <br />Upon termination of this Agreement, whether by expiration of the term, by revocation of <br />the license granted hereby or otherwise, Licensee shall remove the improvements and all. <br />business and personal property and equipment from the License Area and shall restore the <br />License Area to the condition of the License Area prior to the installation of such improvements. <br />If such removal and restoration work has not been completed to the satisfaction of the City <br />within thirty (30) days following termination of this Agreement, City may perform such work, <br />and Licensee shall reimburse City for all costs City reasonably incurs in connection therewith <br />within 30 days following City's delivery of an invoice for such costs. This section shall survive <br />the termination of this Agreement. <br />E. POSSESSORY INTEREST <br />Licensee recognizes and understands that this license may create a possessory interest <br />subject to property taxation and that Licensee may be subject to the payment of property taxes <br />levied on such interest. <br />F. PAYMENT OF UTILITIES <br />Licensee shall pay for all utilities furnished to the License Area or used in connection <br />with the operation and maintenance of the License Area, including without limitation, electricity, <br />gas, water, garbage collection, and telephone service. <br />8 <br />
