Should at any point during the Term the City decide to undertake extensive added maintenance of the License Area, such as enhanced security, enhanced litter removal, etc., Licensee agrees to pay apro-rated share of the costs as assessed by the City with thirty (30) days' notice. D. RESTORATION OF LICENSE AREA UPON TERMINATION Upon termination of this Agreement, whether by expiration of the term, by revocation of the license granted hereby or otherwise, Licensee shall remove the improvements and all. business and personal property and equipment from the License Area and shall restore the License Area to the condition of the License Area prior to the installation of such improvements. If such removal and restoration work has not been completed to the satisfaction of the City within thirty (30) days following termination of this Agreement, City may perform such work, and Licensee shall reimburse City for all costs City reasonably incurs in connection therewith within 30 days following City's delivery of an invoice for such costs. This section shall survive the termination of this Agreement. E. POSSESSORY INTEREST Licensee recognizes and understands that this license may create a possessory interest subject to property taxation and that Licensee may be subject to the payment of property taxes levied on such interest. F. PAYMENT OF UTILITIES Licensee shall pay for all utilities furnished to the License Area or used in connection with the operation and maintenance of the License Area, including without limitation, electricity, gas, water, garbage collection, and telephone service. 8
