• Floor Plan(s) <br />• Building Elevations and Sections <br />• Preliminary Structural, Mechanical and Electrical Drawings <br />• Outline Specifications <br />• Updated Project Schedule and Cost Estimate <br />• Coordination with utility companies and application for new services with <br />utility companies. <br />3.3 Construction Documents <br />Based on approved Design Development documents, detailed drawings and <br />specifications will be developed that are suitable for construction. This phase will <br />include up to two additional in-progress meetings with City staff. Following <br />preparation of these documents and final cost estimate, a presentation will be <br />made to the City for approval and authorization to proceed with construction. <br />Redesign of project to meet established project budget (from the schematic and <br />design development phases above) shall be completed at contractor's expense. <br />This phase will result in complete Construction Documents for all on-site <br />development that is a part of this project, including: <br />• Architectural Drawings <br />• Swimming & Recreational Pool Drawings <br />• Civil Engineering Drawings <br />• Structural Drawings <br />• Electrical Drawings <br />• Mechanical Drawings <br />• Complete Technical Specifications <br />• Structural and Energy Calculations <br />• Submittal to Building Department <br />• Landscape Drawings <br />• Final Cost Estimate <br />• Plan Check Correction (as required for permit issuance) <br />• Attendance at One (1) Public Meeting <br />Final plans will be used in the preparation of bid documents by the City. City will <br />issue plans for bidding and advertise. During the bidding phase, contractor to <br />provide assistance clarifying questions and assisting in the preparation of addenda <br />as required. Addendum required to correct design omissions or deficiencies will <br />be prepared at no additional cost. <br />3.4 Construction Administration <br />Contractor to provide construction support services to the City in monitoring the <br />execution of the construction work for conformance with design intent, contract <br />requirements, schedules, and cost limits.
