This phase will include up to two additional in-progress meetings with City staff. Following preparation of these documents and final cost estimate, a presentation will be made to the City for approval and authorization to proceed with construction. Redesign of project to meet established project budget (from the schematic and design development phases above) shall be completed at contractor's expense. This phase will result in complete Construction Documents for all on-site development that is a part of this project, including: • Architectural Drawings • Swimming & Recreational Pool Drawings • Civil Engineering Drawings • Structural Drawings • Electrical Drawings • Mechanical Drawings • Complete Technical Specifications • Structural and Energy Calculations • Submittal to Building Department • Landscape Drawings • Final Cost Estimate • Plan Check Correction (as required for permit issuance) • Attendance at One (1) Public Meeting Final plans will be used in the preparation of bid documents by the City. City will issue plans for bidding and advertise. During the bidding phase, contractor to provide assistance clarifying questions and assisting in the preparation of addenda as required. Addendum required to correct design omissions or deficiencies will be prepared at no additional cost. 3.4 Construction Administration Contractor to provide construction support services to the City in monitoring the execution of the construction work for conformance with design intent, contract requirements, schedules, and cost limits.
