Redevelopment Agency Of The City Of San Leandro <br />~ ~~ ~` ~ e$=Financial .Transactions ReRort <br />Achievement Information (Unaudited) <br />The Agency negotiated a deal with Red Mountain Real Estate for the purchase of <br />1550 East 14th Street, a 1.7 acre parcel in Downtown San Leandro. Prior to close <br />of escrow in July 2009, the 26,000 sq. ft. building was demolished creating a site <br />for temporary replacement parking during the construction of the new parking <br />garage. The Agency plans to enter into an agreement with a developer to develop <br />the site consistent with the Transit Oriented Development Strategy which requires <br />mixed use development. <br />To ensure the continued redevelopment of Bayfair Center, the Agency developed <br />an Expansion Parcel Study for an underutilized 2.5 acre site, currently leased to <br />Bayfair Center for surface parking. The Expansion Parcet Study will be used to <br />solicit property owner and/or private developer interest. <br />The first step of the "Triangle" project to reconfigure and improve the intersection <br />of East 14th Street, Hesperian Boulevard and 150th Avenue, was taken in <br />December 2008, when the Agency appropriated $1.3 million for acquisition of the <br />Quality Tune Up property at 14901 East 14th Street. The Agency will continue to <br />lease the site to Quality Tune Up during project design. <br />former East Bay Municipal Utility District building at 1595 Washington Avenue <br />demolished and the Agency is working with Langon Construction to develop <br />infill site, along with the neighboring parcel at 268 Parrott Street, into a mixed <br />development consistent with the Transit Oriented Development Strategy. <br />Construction began in May 2009 on the third and final phase of Creekside Office <br />Plaza, a class A office complex. The final building completes this publiGprivate <br />partnership and brings an additional 83,000 sq. ft. of office space and 600 jobs to <br />the City. <br />Construction began on a 21,000 sq. ft. Senior Community Center which includes <br />classrooms, arts and crafts areas, exercise rooms, and a large main hall which will <br />also serve as an Emergency Operations Center. The Centeris scheduled to open <br />in Spring 2010. <br />Agency contributed $2.2 million to the San Leandro Unified School District for <br />is improvements at their new Ninth Grade Campus and construction of a <br />nasium. <br />work on a four to five story LEED certified parking garage was completed <br />Achievement Information (Unaudited) Page 3 12/17/2009 <br />
