~B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If you fail <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, you will be legally barred from later challenging <br />any such fees, dedications, reservations or other exactions. <br />C. Applicant shall pay the Development Fee for Street Improvement (DFSI) fee of <br />$10,792.20 prior to issuance of the business license. <br />D. Applicant shall provide sewer cleanouts at the property line for any new sewer <br />laterals. <br />E. Applicant shall pay a Sewer Connection fee as required by City Ordinances and <br />regulations prior to issuance of a building permit. <br />E Applicant shall have site improvements designed and stamped by a civil engineer <br />registered to practice within the State of California. Applicant shall obtain approval <br />of the City Engineer for all on-site and off-site improvements prior to the issuance of <br />Building Permits for the project. <br />G. Applicant shall obtain an Encroachment Permit from the Engineering and <br />Transportation Department for any work within the public right-of--way prior to the <br />issuance of building permits for the project. <br />H. Prior to occupancy, the owner shall repair any damaged sidewalk, driveway, curb <br />and gutter along the project frontage to the satisfaction of the City Engineer. <br />I. If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to approval of the <br />building permit. <br />J. Applicant shall obtain a grading permit from the Engineering and Transportation <br />Department for site work prior to the issuance of building permits for the project. <br />K. Applicant shall comply with the regulations and provisions contained in the City's <br />Grading Ordinance, t' City's Storm Water Pollution Prevention Permit, and the <br />National Pollutant Disc ~¢e Elimination System (NPDES), to the satisfaction of the <br />City Engineer. <br />L. Trash enclosures and/or recycling areas must be completely covered and the <br />surrounding grade shall be sloped away from the enclosure so that storm water does <br />not enter the enclosure; no other area shall drain onto this area. <br />Conditions of Approval July 16, 2009 <br />PLN2009-00022 Page 4 of 10 <br />
