Materials <br />~,~ <br />Materials. Special attention should <br />be paid to the selection of materials <br />and colors in the downtown area. <br />High quality materials and a cohe- <br />sive color palette will create build- <br />ings which will contribute to a har- <br />monious character in the down- <br />town. <br />These guidelines are not intended <br />to discourage individuality or dictate <br />a single style for the downtown. <br />Unusual and creative use of materi- <br />als, with attention to quality and <br />scale can contribute to the grain and <br />character of a downtown. <br />Color <br />Color adds vibrancy and energy <br />to an urban area. Many communi- <br />ties have attempted to regulate use <br />of color, which can lead to divisive <br />debates or monotonous blandness. <br />For downtown San Leandro the <br />ideal is to allow individual projects <br />to develop color schemes that sat- <br />isfy the requirements of each project <br />while supporting a cohesive down- <br />town character. <br />A single building should gener- <br />ally employ a variety of materials <br />using trim and accent color to cre- <br />ate visual interest. <br />Facade -walls <br />Building facades should have at <br />least two materials. A differentiated <br />base (bulkhead or kickboard) of a <br />high quality material such as file or <br />stone is recommended. The face <br />should also be articulated by to ex- <br />press architectural structure such as <br />sills or column projections (pilas- <br />ters). Avoid the use of large fields of <br />a single material. <br />Brick veneer, when used, should <br />be mortared to give the appearance <br />of structural brick. <br />Currently, use of industrial steel <br />materials is popular for retail store- <br />fronts.
