<br />i <br />3. Public Utility Easements shall be provided over all off-site and on-site <br />improvements that do not already have easements. The developer shall dedicate <br />public utility and emergency access easements on the Final Map, as directed by <br />the City Engineer. Public Utility Easements (PUEs), five (5) feet wide, shall be <br />located behind and parallel with the private street rights-of--way. Additional <br />PUEs, three (3) feet wide, for an aggregate of six (6) feet, shall be located on <br />each side property line of each lot from the back of the sidewalk to the front <br />yard setback, or twenty (20) feet, whichever is greater. The Subdivider shall <br />dedicate public utility and emergency access easements on each Final Map, as <br />directed by the City Engineer. <br />4. Prior to approval of the first Final Map, the Subdivider shall submit for approval <br />by the City Engineer, an overall site master plan for infrastructure and detailed <br />site infrastructure plans required for the first Final Map. Each subsequent phase <br />of the development shall comply with the site master plan. <br />5. Prior to approval of the first Final Map, the Subdivider shall submit for approval <br />by the City Engineer, an estimate of the cost of all work and improvements to be <br />performed, both within the public rights-of--way and the project boundaries. <br />6. Prior to the approval of each Final Map, the Subdivider shall provide the City <br />Engineer with an updated Preliminary Title Report, prepared within three <br />months prior to the submittal of the Final Map to the City Engineer for review, <br />for all lands contained within the boundary of that Final Map. <br />7. Public Utility Easements are provided over each courtyard driveway (as the <br />courtyards are detailed on the vesting tentative map) to. provide utility service to <br />the units with access to that driveway. Prior to the approval of the first Final <br />Map, the width and configuration of these PUEs shall be approved in writing by <br />the utility companies. <br />8. All typical street fixtures, including but not limited to fire hydrants, electroliers, <br />signs, and utility boxes, shall be located within the PUE behind the private <br />sidewalks. <br />9. Emergency Vehicle Access Easements shall be provided over the entire private <br />street system and within the courtyard driveways and any other areas as directed <br />by the Fire Department. The proposed Emergency Vehicle Access Easement <br />shall be designed and constructed to support the imposed load of fire fighting <br />apparatus. In addition, the access to, and geometric configuration of, this <br />easement shall be approved, in writing, by the Fire Department prior to the <br />approval of the Final Map for Tract 7053. <br />10. "No Parking Any Time" signs shall be installed, and enforced by the <br />Homeowner's Association through the CC&Rs, along the courtyard driveways to <br />provide emergency vehicle access as directed by the Fire Department. <br />Page 2 of 9 Vesting Tentative Map 7053 <br />
