<br />11. The Fire Department shall approve in writing, the parking plan and plan for <br />marking curbs throughout the development. <br />12. During construction, the Fire Department will need access to the project site and <br />open space for possible response to fire and medical emergencies. Prior to <br />grading permit approval, a plan for emergency access shall be submitted to the <br />Fire Department for review and approval. <br />13. All certifications and approvals as required by the Floodplain Administrator in <br />accordance with Ordinance No. 99-07 and state and federal regulations shall be <br />in place prior to the approval of the Building Permit. <br />14. Prior to issuance of building permits for the project, the Subdivider shall obtain <br />City Council approval of the Tentative and Final Subdivision Maps, and enter <br />into a Subdivision Improvement Agreement and other agreements required by <br />the City Engineer. <br />15. Monument setting guarantees shall be provided for each final map as directed by <br />the City Engineer. <br />16. If the design of any site improvement in any phase requires encroachments onto <br />neighboring properties during construction, written agreements with that <br />property owner shall be submitted to the City Engineer, for review and approval, <br />prior to approval of the Final Map for that phase. <br />17. This vesting tentative map is a general plan of development. All details of <br />construction, including, but not limited to, on-site pavement slopes, pavement <br />section design, illumination, drainage, etc., are subject to the approval of the <br />City Engineer. <br />18. All ground-mounted T.V. cable facilities shall be located and installed in <br />accordance with the City's "Design and Construction Standards for Ground- <br />Mounted T.V. Cable Facilities." <br />19. No street paving for any streets with existing public sanitary sewer mains and/or <br />storm drains shall be constructed unless and until any required rehabilitation <br />and/or upsizing of the mains have been completed. <br />20. Prior to the issuance of building permits for the project, the Subdivider shall <br />obtain an Encroachment Permit from the Engineering and Transportation <br />Department for any work within the public right-of--way on Preda Street. <br />21. The proposed Conditions, Covenants, and Restrictions for the project shall be <br />approved by the City prior to approval of the Final Map. <br />Page 3 of 9 Vesting Tentative Map 7053 <br />
