8. Street lighting, maintained by the Homeowner's association, shall be provided <br />over the entire private street system, to the satisfaction of the City Engineer. <br />9. Handicap ramps shall be provided at appropriate locations, as directed by the <br />City Engineer. <br />C. STORM DRAINAGE <br />1. All storm water runoff from the project shall be collected in an underground <br />system and conveyed to an appropriate storm drain system. Hydrologic and <br />hydraulic calculations shall be reviewed and approved by the City and Alameda <br />County Public Works Agency. <br />2. The Subdivider shall make necessary payments to Alameda County Public <br />Works Agency for their review of the drainage system and easements along their <br />drainage facilities. <br />3. The drainage in the proposed landscape buffer along the northern property <br />boundary shall be designed to the satisfaction of the City Engineer, such that no <br />ponding or backup of runoff occurs in the upslope properties draining to this <br />Swale. <br />4. The subdivision shall be graded to allow for the overland release of runoff into <br />San Leandro Creek during a higher than design storm event and/or in the event <br />of total failure of the on-site storm drainage system. <br />5. Prior to approval of the final Map, the Subdivider shall provide a Bank <br />Stabilization report prepared by a registered Geotechnical Engineer to stabilize <br />bank erosion of San Leandro Creek along the northeast boundary of the <br />property. The report would be reviewed by Alameda County Flood Control <br />(ACFC) and the City of San Leandro. The Subdivider shall implement the <br />recommendations of the report and shall obtain necessary permits from the state <br />and/or federal agencies. <br />D. GRADING, EROSION AND POST-CONSTRUCTION CONTROLS <br />1. Prior to any grading operations, Developer shall submit all information <br />including a Grading Plan accompanied by Soils Engineering and Engineering <br />Geology Reports, in accordance with requirements of the City of San Leandro <br />Municipal Code Title VII, Chapter 12 and obtain a grading permit. <br />2. To control storm water pollution, the Developer shall comply with the <br />regulations and provisions contained in the City's Grading Ordinance, the City's <br />Storm Water Pollution Prevention Permit, and the National Pollutant Discharge <br />Elimination System (NPDES), to the satisfaction of the City Engineer. <br />Page 5 of 9 Vesting Tentative Map 7053 <br />
