EXHIBIT "A" CITY ENGINEER'S REPORT FOR FINAL TRACT MAP 7174 CHERRY WOOD FINDINGS Pursuant to the provisions of Section 7 -1 -315 of the San Leandro Municipal Code, I have examined the Final Map for Tract 7174 and find that it is in substantial conformance with approved Tentative Map, and that the developer has either satisfied or provided security for the improvements required for the second phase in compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision Map Act and requirements of the Conditions of Approval for the Vesting Tentative Map Tract 7078 (entire project) listed below. The Final Map for Tract 7174 is the second phase of development. CONDITIONS OF APPROVAL A. GENERAL CONDITIONS: 1. Site Improvement Plans for all on -site improvements and street improvement plans for off- site improvements shall be prepared by a Registered Civil Engineer and approved by the City Engineer prior to approval of the Final Map. All improvements shall be designed and constructed in accordance with the City's Design Standards, Specifications and Standard Plans, unless otherwise specifically approved by the City Engineer. Off -site improvements include, but are not limited to, the following: extension of Alvarado Street including street construction, drainage, utilities and landscaping; construction of a bridge over San Leandro Creek; water mains and fire hydrants; potential sanitary and storm sewer system upsizing; utility undergrounding; and any other off -site improvements listed herein, and necessary for a complete and acceptable public improvement project. 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in which the applicant may protest the imposition of any fees, dedications, reservations, or other exactions imposed on this Project by these Conditions of Approval) will begin on the date of the conditional approval of this Project. If the applicant/property owner fails to file a protest within this 90 -day period, complying with all of the requirements of Government Code Section 66020, they will be legally barred from later challenging any such fees, dedications, reservations or other exactions. 3. Prior to approval of the first Final Map within the boundaries of the project, the Subdivider shall submit a detailed phasing plan showing construction limits and logical sequence of construction of on -site and off -site improvements for review and approval by the City Page 1 of 9
