EXHIBIT "A" <br /> CITY ENGINEER'S REPORT <br /> FOR <br /> FINAL TRACT MAP 7174 <br /> CHERRY WOOD <br /> FINDINGS <br /> Pursuant to the provisions of Section 7 -1 -315 of the San Leandro Municipal Code, I have <br /> examined the Final Map for Tract 7174 and find that it is in substantial conformance with <br /> approved Tentative Map, and that the developer has either satisfied or provided security for the <br /> improvements required for the second phase in compliance with Title VII, Chapter 1 of the San <br /> Leandro Municipal Code and the State Subdivision Map Act and requirements of the Conditions <br /> of Approval for the Vesting Tentative Map Tract 7078 (entire project) listed below. The Final <br /> Map for Tract 7174 is the second phase of development. <br /> CONDITIONS OF APPROVAL <br /> A. GENERAL CONDITIONS: <br /> 1. Site Improvement Plans for all on -site improvements and street improvement plans for off- <br /> site improvements shall be prepared by a Registered Civil Engineer and approved by the <br /> City Engineer prior to approval of the Final Map. All improvements shall be designed and <br /> constructed in accordance with the City's Design Standards, Specifications and Standard <br /> Plans, unless otherwise specifically approved by the City Engineer. Off -site improvements <br /> include, but are not limited to, the following: extension of Alvarado Street including street <br /> construction, drainage, utilities and landscaping; construction of a bridge over San Leandro <br /> Creek; water mains and fire hydrants; potential sanitary and storm sewer system upsizing; <br /> utility undergrounding; and any other off -site improvements listed herein, and necessary for <br /> a complete and acceptable public improvement project. <br /> 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If the applicant/property owner fails <br /> to file a protest within this 90 -day period, complying with all of the requirements of <br /> Government Code Section 66020, they will be legally barred from later challenging any <br /> such fees, dedications, reservations or other exactions. <br /> 3. Prior to approval of the first Final Map within the boundaries of the project, the Subdivider <br /> shall submit a detailed phasing plan showing construction limits and logical sequence of <br /> construction of on -site and off -site improvements for review and approval by the City <br /> Page 1 of 9 <br />
