VI. MAINTENANCE <br /> A. The project site shall be well- maintained and shall be kept free of litter, debris and <br /> weeds at all times. In addition the entire site shall be kept free of litter accumulations, <br /> including removal of litter, which collects against the building, in the landscaped areas, or <br /> against the fencing along the interior property lines. <br /> B. Any graffiti shall be promptly removed from building walls, perimeter walls and/or <br /> fences. The developer and any successors in interest shall comply with the rules and <br /> regulations of the City's graffiti removal program and shall grant a license and right of <br /> entry as requested to enforce the terms of such program. <br /> C. The signs on the property shall be well maintained at all times. Any damage to the signs <br /> shall be promptly repaired or replaced. <br /> D. Unauthorized and temporary signage shall not be permitted on the property, except as <br /> approved for a specified amount of time in a Special Event Permit granted by the City <br /> Community Development Department. <br /> E. Upon any type of notification from any City Official, any type of overflow from the <br /> trash enclosure shall be cleaned up within four hours. The City reserves the right to <br /> have its Public Works Division or subcontractor clean up the condition and the <br /> applicant shall be responsible for all associated costs with the cleanup. <br /> F. The area within and surrounding the enclosure, including public property (vehicle <br /> driveway /sidewalk area) shall be steam cleaned at least quarterly and sooner if ordered <br /> by any City Official. <br /> G. Any stains on the public right -of -way associated with vehicles serviced on the site shall <br /> be removed promptly from the public right of ways as directed by the Community <br /> Compliance Division of the City of San Leandro Police Department. <br /> VII. ENVIRONMENTAL SERVICES REQUIREMENTS <br /> A. The storage of hazardous materials in quantities equal to or greater than 55 gallons, 200 <br /> cubic feet or 500 pounds and generating any amount of hazardous waste requires <br /> submittal of a Hazardous Materials Business Plan (HMBP). Prior to issuance of a <br /> certificate of occupancy or final of a business license, whichever occurs first, an HM BP <br /> shall be submitted to Environmental Services for the storage and use of planned <br /> hazardous materials and /or generation of hazardous waste. The plan is subject to the <br /> review and approval of Environmental Services. OR: <br /> B. The storage of hazardous materials in quantities equal to or exceeding permit amounts <br /> listed in California Fire Code (CFC) Chapter 1 Tables 105.6.8, 105.6.10 or 105.6.20 but <br /> below HMBP quantities, or generating any amount of hazardous waste requires <br /> submittal of a Small Quantity Registration. Prior to issuance of a certificate of <br /> occupancy or final of a business license, whichever occurs first.
