2. Plant materials selected shall be appropriate to site specific characteristics such as soil <br /> type, topography, climate, amount and timing of sunlight, prevailing winds, rainfall, air <br /> movement, patients of land use, ecological consistency and plant interactions to ensure <br /> successful establishment. <br /> 3. Existing native trees, shrubs, and ground cover shall be retained and incorporated into the <br /> landscape plan to the maximum extent practicable. <br /> 4. Proper maintenance of landscaping, with minimal pesticide use, shall be the responsibility <br /> of the property owner. <br /> 5. Integrated pest management ([PM) principles and techniques shall be encouraged as part <br /> of the landscaping design. Examples of IPM principles and techniques include: <br /> a. Select plants that are well adapted to soil conditions at the site. <br /> b. Select plants that are well adapted to sun and shade conditions at the site. Consider <br /> future conditions when plants reach maturity. Consider seasonal changes and time of <br /> day. <br /> c. Provide irrigation appropriate to the water requirements of the selected plants. <br /> d. Select pest- and disease- resistant plants. <br /> e. Plant a diversity of species to prevent a potential pest infestation from affecting the <br /> entire landscaping plan. <br /> f. Use "insectary" plants in the landscaping to attract and keep beneficial insects. <br /> S. An efficient irrigation system shall be installed in areas requiring irrigation. An example <br /> of an efficient irrigation system is one that includes a weather -based (automatic, self - <br /> adjusting) irrigation controller with a moisture and/or rain sensor shutoff, and in which <br /> sprinkler and spray heads are not permitted in areas Tess than 8 feet wide. <br /> T. Storage areas containing non - hazardous liquids shall be covered by a roof and drain to the <br /> sanitary sewer system, and be contained by berms, dikes, liners, vaults or similar spill <br /> containment devices. <br /> U. All on -site hazardous materials and wastes, as defined and/or regulated by the California <br /> Public Health Code and the local Certified Unified Program Agency (CUPA) [i.e., <br /> Alameda County Environmental Health Department], must be used and managed in <br /> compliance with the applicable CUPA program regulations and the facility hazardous <br /> materials management plan approved by the CUPA authority. <br /> V.
