It is the purpose and intent of <br /> the following provisions to provide minimum standards for the <br /> conversion of residential apartment buildings and apartment <br /> complexes to projects in which the residential units are <br /> individually owned, whether such projects are called a <br /> condominium, townhouse, community apartment or stock <br /> cooperative, to protect the rights of present tenants, to .make <br /> possible the maintenance of a reasonable balance of affordable <br /> quality rental and ownership housing in the community and to <br /> assure that the project being converted will meet building and <br /> common area standards necessary to maintain long -term economic <br /> value for the owners. <br /> Section 7 -3 -805: CONDOMINIUM4 CONVERSION AUTHORIZATION. No <br /> person shall cause a conversion of the type referred to in <br /> Section 7 -3 -800 except in accordance with these provisions. <br /> Section 7 -3 -810: DEFINITIONS. As used herein the following <br /> terms and phrases shall have the meaning respectively ascribed: <br /> (a) Apartment - a multi- family rental housing complex in <br /> which individual residential units are rented or <br /> leased rather than owned separately. <br /> (b) Condominium - shall 'ce as defined in Section 1350 of <br /> the Civil Code .of the State of California or <br /> • successor section. <br /> (c) Community Apartment - shall be as defined in Section <br /> 11004 of the Business and Professions Code of the <br /> State of California or successor section. <br /> (d) Stock Cooperative - shall be as defined in Section <br /> 11003.2 of the Business and Professions Code of the <br /> State of California or successor section. <br /> (e) Townhouse - a separate interest in a building and the <br /> land directly beneath it, which may be combined with <br /> either an undivided interest in the remainder or <br /> easements across common areas. <br /> 11/10/81 137 <br /> • <br />
