SECONDARY DWELLING UNITS • <br /> Section 7 -3 -900: SECONDARY DWELLING UNIT - DEFINITION. <br /> • Means a room or suite of rooms constructed for the purpose of <br /> and intended for use as, a separate dwelling unit providing <br /> complete, independent living facilities for one (1) or more <br /> persons, includinc permanent provisions for living, eating, <br /> sleeping, cooking and sanitation. <br /> Section 7 -3 -905: AUTHORIZATION. Notwithstanding any <br /> provisions of this Chapter to the contrary, a secondary <br /> dwelling unit may be constructed, installed or created upon the <br /> issuance of a conditional use _permit in accordance with the <br /> provisions of this Article. <br /> Section 7 -3 -910: REQUIRED FINDINGS. The Board of Zoning <br /> Adjustments shall not issue a conditional use permit unless it <br /> shall first make all the findings set forth in Section 7 -3 -641 <br /> and that the proposed secondary dwelling unit is in compliance <br /> with all the provisions of this Article 9. <br /> • <br /> Section 7 -3 -915: CONDITIONS. The Board of Zoning <br /> Adjustments shall provide that the conditional use permit for a <br /> secondary dwelling unit be subject to specified conditions <br /> deemed reasonable and necessary in order to make the required <br /> findings. <br /> Section 7 -3 -920: CRITERIA - ZONING DISTRICT. A secondary <br /> dwelling unit must be located on a parcel within the R -1 <br /> (Single Family Residence) District, including any districts <br /> combined therewith. <br /> Section 7 -3 -925: CRITERIA - LOCATION ON PARCEL. A secondary <br /> dwelling unit must be located within the area of the parcel <br /> allowed for a principal dwelling and must comply with all <br /> applicable yard, setback, height and lot coverage requirements <br /> of this Chapter for the R -1 District. <br /> Section 7 -3 -930: CRITERIA - SIZE. The total floor area of a <br /> secondary dwelling unit shall be not less than three hundred <br /> (300) square feet nor more than four hundred fifty (450) square <br /> feet. <br /> • <br /> 8/18/83 -147- <br /> • <br />
