0 • <br /> • <br /> TITLE VII MAPS, BUILDINGS AND SUBDIVISIONS <br /> Chapter 3 Zoning <br /> Section 7 -3 -935: CRITERIA - COMPATIBILITY. A secondary <br /> dwelling unit. shall be compatible, in its exterior appearance <br /> and character, with the existing principal dwelling on the <br /> parcel and with existing dwelling structures in the surrounding <br /> _vicinity. <br /> Section 7 -3 -940: CRITERIA - SUBORDINATE. A secondary <br /> dwelling unit shall be subordinate to the existing principal <br /> dwelling on the parcel by size, location and appearance. <br /> • <br /> Section 7 -3 -945: CRITERIA - PARKING. The secondary <br /> dwelling unit and the principal dwelling together shall meet <br /> all the current parking requirements of this Chapter, for two <br /> (2) family dwellings. <br /> Section 7 -3 -950: CRITERIA - ATTACHED TO PRINCIPAL DWELLING. <br /> A secondary dwelling unit must be either located within or <br /> attached to the principal *dwelling on the parcel, by common <br /> wall or a common floor - ceiling assembly. <br /> Section 7 -3 -955: CONDITIONAL USE APPROVAL - OCCUPANCY - <br /> RECORDATION. A conditional use approval for a secondary <br /> dwelling unit shall be issued only when the applicant is the <br /> owner of record of. the principal dwelling and Where such <br /> applicant qualifies for a homeowners' exemption as specified in <br /> the California Revenue and Taxation Code for such principal <br /> dwelling. Both the secondary and principal dwelling unit may <br /> be occupied as separate dwelling units only so long as the <br /> owner of record continues to occupy one (1) of the units and to <br /> qualify for a homeowners' exemption for such unit; if such <br /> ceases to be the case, the two (2) units shall be occupied as <br /> if they were one (1) single family dwelling. The City shall. <br /> record a Notice of Occupancy Restriction setting forth this <br /> occupancy requirement as well as the provisions of Section <br /> 7 -3 -965. <br /> Section 7 -3 -960: PROHIBITION - GARAGE CONVERSIONS. No <br /> \ secondary dwelling unit may be constructed, installed or <br /> created from the conversion of an existing garage unless a <br /> garage replacing the converted garage is provided on the <br /> parcel. <br /> 8/18/83 -148- <br /> • <br />
