• Sections 7 -3 -116 <br /> thru 7 -3 =117 . <br /> • <br /> • TITLE VII MAPS, BUILDINGS AND SUBDIVISIONS <br /> Chapter 3 Zoning <br /> Section 7 -3 -116: PROVISION FOR CONTINUITY: The provisions of this chapter, to <br /> the extent that they are substantially the same as chose in effect prior to luxe 22, <br /> 1961, relating to the same subject matter shall be construed as restatements and con - <br /> 1 tinuations thereof and not as new enactments. No substantial property right accrued, <br /> or action or proceeding commenced prior to the effective data of this chapter, is <br /> affected by che provisions hereof, but all procedure thereafter taken shall so far as <br /> possible conform co the provisions of chls chapter. <br /> • <br /> Section 7 -3 -117: CONFORMtITY REQUIRED: Except as otherwise provided herein, land, <br /> buildings and premises in any district shall hereafter be used only is accordance with <br /> the regulations herein established for chat district. No building shall hereafter be <br /> erected, reconstructed, relocated or structurally altered to have a greater height or <br /> bulk, a higher proportion of lot coverage, or smaller open space about it than per- <br /> missible under the limitations set forth herein for the diatricc in which such building <br /> is located. No open space, off- street parking space or loading space existing or pro- <br /> vided hereafter about any building..ehall be reduced below che minimum requirements <br /> hereinafter set forth for•such open space, parking space, or loading space, or further <br /> reduced if already leas than said requirements. No open space, off - street parking <br /> space or loading space existing or hereafter provided for a building or use and <br /> necessary to meet or partially cast the requirements of this ordinance shall be con- <br /> sidered as all or part of the open space, off - street parking space, garage space or <br /> leading space required for any other building or upon any ocher lot, except as pro- <br /> vided in Section 7 -3 -527 for the joint or collective use of parking space. No lot held <br /> under one ownership at the effective dace of this ordinance shall be reduced in dimension <br /> or area in relation co any building thereon so as to be smaller than required by this <br /> ordinance; if already less, the dimension or area shall not be further reduced. No lot <br /> shall be created which does not meet the - ,1„4 ^ requirements of this Chapter as co <br /> dimension, area or frontage, nor shall any lot be reduced in dimension, area or frontage <br /> to leas than the ni^+mm requirements of Chia Chapter.
