• <br /> ' • • • <br /> TITLE VII MAPS, BUILDINGS, AND SUBDIVISIONS <br /> Chapter 3 Zoning <br /> Section 7 -3 -129: BUILDING, MAIN. A building in which is <br /> conducted the principal use of the lot upon which it is situated. <br /> Every dwelling in an R District is a main building. <br /> Section 7 -3 -130: BUILDING, HEIGHT OF. The vertical distance <br /> above a "reference datum" as defined in the Uniform Building Code, <br /> to the highest point of the coping of a flat roof or to the deck <br /> line of a mansard roof or to the average height of the highest <br /> gable of a pitched or hipped roof. (Ord. No. 82 -074, 9/7/82) <br /> Section 7 -3 -131: BUILDING SITE. The land area, consisting of <br /> one or more lots or parcels of land under common ownership or <br /> control, considered as the unit'of land occupied or to be occupied <br /> by a main buildng or buildings and accessory buildings, or by a <br /> Principal use and uses accessory thereto, together with such <br /> parking and loading spaces, yards and open spaces as are required <br /> by this Chapter. <br /> Section 7 -3- 131.1: COMMON USABLE OPEN SPACE. Usable open space, <br /> as defined in Section 7- 3- 148.1, which is accessible to all <br /> occupants of the building site, which is not within required front <br /> yards or streetside side yards, and which is any of the following: <br /> (a) a porch, patio, court, deck, or other outdoor area <br /> devoted to landscaping or outdoor activity, and which <br /> • has a minimum horizontal dimension of fifteen (15) and a <br /> minimum area of three hundred (300) square feet. <br /> (b) An indoor area used primarily for recreation, excluding <br /> facilities open to the general public. <br /> (c) An area or structure accessory to usable open space as <br /> herein defined. Areas within the definition of <br /> subparagraph (b) or (c) of this section may be counted <br /> toward meeting total usable open space requirements <br /> toward meeting up to one -third (1/3) of common usable <br /> open space requirements. (Ord. No. 75 -10, 2/10/75) <br /> Section 7 -3 -132: COMMUNITY CLUB HOUSE. A building containing <br /> facilities for neighborhood, civic and social activities, operated <br /> by or for property owners in the vicinity. The term does not <br /> include any clubhouse where membership is on any basis other than <br /> residence in the neighborhood or where the chief activity is one <br /> customarily carried on as a business. <br /> 8/2/82 -9- <br />
