• <br /> • <br /> TITLE VII MAPS, BUILDINGS AND SUBDIVISIONS <br /> • <br /> • <br /> Chapter 3 Zoning <br /> Section 7 -3 -345: YARDS REQUIRED - C -4 DISTRICTS. <br /> (a) No building shall be located less than ten (10) feet <br /> from the lot line of a building site within a <br /> • residential district; provided, however, that a lesser <br /> setback may be authorized by conditional use approval <br /> pursuant to the provisions of Sections 7 -3 -640 et seq. <br /> (b) If a building site in the C -4 District is in the same <br /> block and on the same side of the street as a building <br /> site in an R District, the setback from said street for <br /> any building site in the C -4 District within two- hundred <br /> (200) feet of said R District boundary, measured along <br /> said street, shall equal the setback required on the R <br /> District building site; provided, however, that a <br /> lesser setback may be authorized by conditional use <br /> approval pursuant to the provisions of Sections 7 -3 -719 <br /> et seq. (Legislative History: Ord. No. 71 -48, 1/3/72) <br /> Section 7 -3 -346: USES PERMITTED WITH SITE DEVELOPMENT APPROVAL - <br /> C 4 DISTRICTS. The following uses are permitted, subject in each <br /> instance to Site Development approval as provided in Sections <br /> 7 -3 -571 through 7 -3 -573: <br /> (a) Commercial developments occupying sites of not less than <br /> twenty -five thousand (25,000) square feet, nor greater <br /> than one (1) acre, in size. <br /> (b) Shopping center; <br /> (c) Auction, warehouse or distributing plant; <br /> (d) Truck terminal; <br /> (e) Public utility building or service yard; <br /> (f) Recreation or sports facility; <br /> (g) Outdoor sales or storage facility; <br /> (h) Food processing; <br /> (i) Social hall, lodge or club building; <br /> (j) Mini- warehouse. <br /> (Legislative History: Ordinance No. 84 -028, 1/7/85) <br /> Section 7 -3 -347 - 349: Not Used. <br /> 1/9/85 -67- <br />
