Parcel Numbers 77E- 1593 -11 -3, 77E- 1593 -13 -3, and 77E- 1593 -15. Any change <br /> to the site plan, floor plan, elevations or modification of the proposed use, <br /> including hours of operation, shall be subject to the review of the Community <br /> Development Director, who may approve it administratively or direct it to the <br /> Board of Zoning Adjustments for a formal public hearing as a modification to the <br /> use permit. <br /> B. The hours of daily everyday operation for the auto parts sale use shall be no <br /> earlier than 8:00 a.m. to no later than 10:00 p.m. Any expansion or modification <br /> to the hours shall be requested in writing to the Community Development <br /> • Director, who may approve the request or direct the matter to the Board of Zoning <br /> • <br /> Adjustments. <br /> C. These conditions of approval shall be posted in the building prior to opening the <br /> business on the property, and shall be made accessible to all employees. <br /> D. There shall be no vehicle repair or servicing work conducted on the property, with <br /> the exception of the business owner performing diagnostic work under the <br /> dashboard, assisting with battery replacement or assisting with windshield wiper <br /> replacement for customers; signs prohibiting vehicle repair and service shall be <br /> posted and enforced by the business owner. <br /> E. There shall be no display, storage or sale of merchandise outside the building. <br /> F. No shopping carts shall be stored outside the building; they shall be placed in a <br /> designated area inside the building. Shopping carts left outside by customers shall be <br /> retrieved by the business owner and brought inside the building on a regular basis <br /> during the business day. <br /> • <br /> G. No wrecked or inoperable vehicles may be stored outside the building on the <br /> property; there shall be no Tong -term storage of vehicles on the property and the site <br /> shall be posted with appropriate signs indicating that any vehicle parked or stored for <br /> an extended amount of time on the property will be towed away by the business <br /> owner at the expense of the vehicle owner. <br /> 111. ON -SITE IMPROVEMENTS <br /> A. Landscaping <br /> 1. Prior to issuance of building pennits, the applicant shall submit final <br /> landscape and irrigation plans for the review and approval of the Community <br /> Development Department. The plans shall include but are not limited to such <br /> details as, I) tree size, species and location; 2) shrubs and groundcovers; 3) <br /> installation specifications; 4) irrigation details; 5) water conservation <br /> techniques; and 6) maintenance programs to comply with the Zoning Code <br /> Article 19 Landscape Requirements (Water .Efficiency Landscape <br /> Ordinance, WELD).
