Final landscape plan shall include: 1) slight berming along the length of the <br /> front yard setback where the proposed slopes of the berms shall be subject to <br /> the approval of the City Engineer; and 2) alternate specie/variety of tree shall <br /> be used in place of the proposed Strawberry tree (Arbutus unedo `Marina') <br /> along the northerly edge of the site subject to the approval of the Community <br /> Development Director. <br /> 3. All trees shall be a minimum 15 gallon container size. <br /> 4. Any above - ground back-flow preventors shall be adequately screened to the <br /> satisfaction of the Community Development Director. <br /> 5. All landscaping improvements shall be maintained in a healthy, growing and <br /> weed -free condition at all times and in accordance with the approved <br /> landscape plan. Any dead, missing, or unhealthy plant materials shall be <br /> immediately replaced. No trees shall be removed without the prior <br /> authorization of the Community Development Director. The irrigation <br /> system shall be regularly adjusted and repaired as necessary for maximum <br /> water efficiency and conservation. <br /> B. Signage <br /> 1. Prior to issuance of building permits, applicant shall submit a final sign <br /> program showing location, details and total sign area calculations not to <br /> exceed the maximum allowable sign area of 245 square feet for the review <br /> and approval of the Community Development Director and the City <br /> Engineer. Said program shall include but is not limited to building sign's in <br /> compliance with Exhibit L, a low - profile monument sign not to exceed six <br /> feet in height with sign area that shall not exceed 64 square feet including <br /> both sides, if two - sided. The freestanding sign shall not be closer than four <br /> feet to the front property line and shall be designed with materials and <br /> finishes that blend in and match the new building. <br /> 2. Any modifications or changes to the sign program (including building <br /> identification and directional /drive -up informational signage) shall be <br /> submitted for review and approval by the Community Development <br /> Director. <br /> • <br /> 3.
