Applicant shall pay design review fees, permit fees, inspection fees, sewer <br /> connection fees, Development Fee for Street Improvements (DFSI) and any other <br /> fees charged by the City or other reviewing agencies for the review, approval, <br /> permitting and inspection of the public and /or private improvements. <br /> D. Prior to Certificate of Occupancy, applicant shall provide and have completed a <br /> map and application for a lot line adjustment that shows all proposed changes to <br /> the properties. <br /> E. Applicant is advised that this property has frontage on an Underground Utility <br /> Street (East 14th Street). The estimated cost for the 266 feet of frontage at $296 <br /> per linear foot is a total of $78,736.00. Prior to issuance of building permit, the <br /> total Underground Utility Fee shall be paid to the City of San Leandro. Applicant <br /> shall provide utility service to the new building on site via underground conduits. <br /> F. Applicant shall obtain an Encroachment Permit from the Engineering and <br /> Transportation Department and pay encroachment permit fees for any work <br /> within the public right -of -way prior to the issuance of building permits for the <br /> project. <br /> G. Applicant shall obtain a Grading Permit from the Engineering and Transportation <br /> Department for onsite work prior to issuance of Building Permits and shall <br /> complete all grading work prior to issuance of a Certificate of Occupancy. <br /> H. Applicant shall have site improvements designed and stamped by a civil engineer <br /> registered to practice within the State of California. Applicant shall obtain <br /> • <br /> approval of the City Engineer for all on and off site improvements prior to the <br /> issuance of Building Permits for the project. <br /> 1. If the design of any site improvement requires encroachments onto neighboring <br /> properties during construction, Applicant shall submit written agreements with <br /> that property owner to the City Engineer, for review and approval, prior to <br /> approval of the building permit. <br /> J. Applicant shall remove any unused driveways or damaged driveways, sidewalk, <br /> and curb and gutter along the full property frontage and shall construct new City <br /> Standard driveway, sidewalk, curb and gutter in place of the removed items prior <br /> to issuance of a building permit. <br /> K. Applicant shall comply with the regulations and provisions contained in the City's <br /> Grading Ordinance, the City's Storm Water Pollution Prevention Permit, and the <br /> National Pollutant Discharge Elimination System (NPDES), to the satisfaction of <br /> the City Engineer.
