File Number: 12 -160 <br />Below is a summary of the revised Crossings Masterplan proposal: <br />Cornerstone (Developer: BRIDGE) <br />a. 4- stories on podium parking <br />b. 200 rental units <br />i. All 200 units to be affordable workforce housing: 100 units for very low <br />income and 100 units for low income households <br />ii. Unit types: 62 one bedroom, 72 two bedroom and 66 three bedroom <br />c. 290 garage parking spaces <br />d. Amenities include two unprogrammed ground floor retail spaces (< 5,000 sq ft), <br />leasing office, on -site laundry, bicycle storage, landscaped courtyard, and <br />community room. Due to space and site location constraints, the childcare <br />center will not be feasible in the revised Cornerstone. <br />e. Because BRIDGE Housing is substantially using the same drawings and <br />building footprint of the approved planning entitlements for the original <br />Cornerstone, the revised Cornerstone will not require further review from the <br />Planning Commission. <br />BART Replacement Parking Lot (Developer: BRIDGE) <br />a. Surface parking lot only <br />b. One for one BART replacement parking <br />III. OSlsoft Technology Campus Phase 1 (Developer: OSlsoft & Westlake) <br />a. Approximately 100,000 square feet office building (5 -6 stories) <br />b. Surface parking lot <br />c. Site Plan Review subject to City approval <br />d. Street vacation of Martinez and Parrott Streets (to improve pedestrian access <br />and make one for one BART parking replacement feasible) will require City <br />Council approval <br />e. OSlsoft will renovate existing 50,000 sq ft office building after Phase <br />completed <br />IV. OSlsoft Technology Campus Phase 2 (Developer: OSlsoft and Westlake) <br />a. Approximately 100,000 square feet office building (5 -6 stories) <br />b. Surface and deck parking lot <br />c. Site Plan Review subject to City approval <br />d. Development timeframe for Phase 2 is undetermined <br />Next Steps <br />The Crossings addresses key City Council goals including working with the community to <br />complete major and economically sustainable projects, maintaining and enhancing City <br />infrastructure, and supporting activities that improve the quality of life and promote civic pride. <br />Other notable factors for moving the Crossings forward towards implementation include 1) <br />preserving and utilizing the $24.5 million Proposition 1C grant from the State, 2) leveraging <br />substantial private and public investment to complete the Masterplan and infrastructure <br />improvements in the downtown TOD area, 3) meeting the growth needs of an innovative high <br />tech company and longstanding San Leandro based business like OSlsoft, 4) meeting State <br />and federal affordable and workforce housing goals and requirements, and 5) implementing <br />City of San Leandro Page 4 Printed on 41312012 <br />
