Minutes - San Leandro City Council Meeting - June 19, 1995 Page - 9 - <br /> PUBLIC HEARINGS (continued) <br /> The Applicants, Roger Barragan and Jerry Glass, said lots which do not <br /> meet the minimum width can be developed, subject to a Conditional Use <br /> permit. They said-they agreed t6`greater-setbacks. They said there <br /> are several units in the area which have triplexes, quadplexes, or <br /> three, single-family homes. They described other development in the <br /> area and showed a video of the surrounding neighborhood, which they <br /> said included eight duplexes and some triplexes. They said the Board <br /> of Zoning Adjustments wants them to conform to the existing uses, but <br /> there is no consistency. <br /> The Applicants displayed drawings of the layout of the proposal , color <br /> schemes, etc. , and also showed slides of their property. They <br /> described the sideyard widths and proposed landscaping and said they <br /> were trying to accommodate others. They said they exceed all code <br /> requirements and cover less area than the neighboring property. They <br /> said this is a well -designed, upgraded project. <br /> Xochitl Thomas-Glass, Applicant, presented a letter from Walt <br /> Fernandez, Walt's Village Health Club, in favor of the project. Ms. <br /> Thomas-Glass said they want to enhance the neighborhood. She said the <br /> project was discussed with the Mulford Gardens Homeowners' Association. <br /> She described the history of ownership of the project and the area. <br /> She said there is no pattern among existing homes. <br /> Jerry Dorn, 293 Elsie, Owner of Property in the Subject Area, said the <br /> proposal provides for a fine unit, which will uplift the neighborhood, <br /> and should be approved. <br /> Sophie Jones, 2660 Williams Street, said she is all for development and <br /> likes to see property look nice. <br /> Robert Storer, Owner of Pellegrini Construction, said projects designed <br /> • by Juan Lavarella look beautiful . He said the owners deserve this <br /> project, it is good for the area, and the area deserves the project. <br /> Earl Helms; 13040 Neptune Drive, said he doesn't know what the Master <br /> Plan is for the area, but the project should comply with it. In <br /> response to Council questions, he said he signed a petition against the <br /> project; but, since the last meeting, the owners agreed to comply. <br /> Paul Miller, 14295 Neptune Drive, said the Applicant is building within <br /> the guidelines of the Zoning Code. Mr. Miller said he is in favor of <br /> the project, and it is important to Neptune Drive. He said many <br /> properties have numerous cars, cranes, etc. , and this project <br /> contributes to the betterment of San Leandro and to the gateway to the <br /> Marina. <br />
