Delucchi dba <br /> Mobile Truck Services, Applicant. (1009) <br /> On motion by Council Member Polvorosa, who moved its approval , seconded <br /> by Council Member Galvan, and carried by a majority vote (7) , the City <br /> Council approved PD-95-1 and A-95-2, subject to the Conditions of <br /> Approval , adding a Condition requiring that staff investigate any <br /> complaints associated with noise and recommend mitigations to the <br /> Planning Commission or City Council . <br /> C. Matter of PD-95-2 and A-95-3; Planned Development; New Construction of <br /> a Single-Story Addition of Approximately 8,500 Square Feet to an <br /> Existing, Two-Story, Retail Music Store; Construction of a Parking Lot <br /> with 28 Spaces; Demolition of Two, Existing, Single-Family Homes; and <br /> A-95-3; Amendment; Rezone from CC Community Commercial District and RS <br /> Residential Single-Family District to CC (PD) Community Commercial <br /> Planned Development Overlay District; Properties Located at 14417 East <br /> 14th Street, 1380 - 144th Avenue, and 1390 - 144th Avenue; Assessor's <br /> Parcel Numbers 77D-1456-3-2, 77D-1456-16-1 , 77D-1456-17-1 ; Doug and <br /> Dianne Lee dba Music Unlimited (Property Owner) ; Ioan Tet (Property <br /> Owner) ; Collaborative Design Architects, Inc. , Applicant. (1009) <br /> This being the time and place for the Public Hearing on the above <br /> matter, Justin Murphy presented the staff report. He said the proposal <br /> is for an expansion of Music Unlimited. He said the application <br /> consists of certification of a Negative Declaration and approval of <br /> rezoning and a Planned Development. He said the applicant proposes to <br /> rezone two single family homes from RS to CC, then apply a PD overlay <br /> to the entire project. The applicant proposes to add 6100 square feet <br /> over the existing parking lot, demolish the two single family homes, <br /> and build a new parking lot. The application includes landscaping and <br /> masonry _walls. Mr. Murphy said the Planning Commission addressed <br /> concerns brought up at its meeting and feels the project will <br /> revitalize the area and be a catalyst. <br /> Rick Mason, Collaborative Design, representing Diane and Doug Lee, the <br /> property owners, thanked the staff for their cooperation. <br /> Diane Lee, property owner, said they need to expand their building. <br /> She said the project will beautify the area and serve as a catalyst and <br /> will increase sales and sales revenue. <br />
