Minutes - San Leandro City Council Meeting - February 1, 1993 Page - 13 - <br /> PUBLIC HEARINGS (continued) <br /> Merl Pethan, Property Manager for Mr. Federighi , said there is a <br /> restriction on the site on any automotive use done for hire on the <br /> property, but the tenants can repair their own cars. He said this does <br /> not make a lot of sense. He said they were denied an auto glass and <br /> stereo business and welding and fabricating business. He said, <br /> considering the manner in which the site is developed, it is unlikely <br /> that there would be any increased intensity of truck traffic. He said <br /> there is no way truckers can be prevented from backing in and out of <br /> driveways, no matter how many signs are posted. He said there are <br /> about three parking spaces per 1,600 square feet on the site, and his <br /> tenants don't park on the south side of the street because the north <br /> side is rarely ever filled and parking spaces are available. He said <br /> they complied with the setbacks and the landscaping requirements, the <br /> uses are clean and the managers are good. He said the traffic problem <br /> that occurred with the moving company would probably have been resolved <br /> in any event. <br /> Council Member Corbett asked if there was adequate parking on the site. <br /> Mr. Pethan said, with truck activities, it is not realistic to say that <br /> trucks cannot back in. He said there are no truck or car parking <br /> problems. Mr. Pethan said the bays are drive-ins so work can be done <br /> inside the buildings. <br />_ 1 <br /> The Hearing was then opened to the public. <br /> Dwight Anderson, Manager of Best Transport, 1791 Neptune Drive, said <br /> his company came to San Leandro in 1989 to be close to Coca-Cola. He <br /> said it is a quality site and a quality company. He said Best brought <br /> employment to the citizens and contributed to the tax base and asked <br /> that the City Council uphold the Appeal so they can stay in town. He <br /> said in 1989 they started the operation with nine tractors, and they <br /> still have nine tractors. He said there are no immediate growth plans <br /> on the horizon and asked that the City Council approve the Appeal . <br /> Council Member Kerr asked if Mr. Anderson has control over truck noise, <br /> speed, hours, etc. Mr. Anderson said, yes, they met with the President <br /> of the Mulford Gardens Improvement Association. He said his men do not <br /> exceed 10 miles per hour from Neptune up to Aurora. <br /> Larry Norry, 2532 Williams Street, President of Mulford Gardens <br /> Improvement Association, said Mr. Federighi came before his Association <br /> with plans for twenty units, one to three people per unit, pick-up <br /> operations. He said the Association requested 18 units, and Mr. <br /> Federighi agreed, but there are still 20 units. He said the first <br /> tenant was Move Systems, and it took three years for the Association to <br />
