Matter of PD-92-01, PDP; Planned Unit Development; Precise Development <br /> Plan; to Permit Construction of an 11-Unit, Multiple-Residential <br /> Development (Townhouses for Sale as Individual Units) ; and Tentative <br /> Map. Tract 6598; to Re-Subdivide for 11-Unit Residential Townhomes; 82 <br /> Chumalia Street (Northwest Corner of Chumalia and Hyde Streets) ; <br /> Assessor's Parcel Numbers 77-446-1-2 and 77-446-2; Plaza 2 <br /> Redevelopment Area; Applicant: Gordon Lu, c/o Dahlin Group Architects <br /> and Planners; R-7 (Multiple Residential ) District. <br /> This being the time and place for the Public Hearing on the above <br /> matter, Elmer Penaranda, Assistant Planner, said the proposed project, <br /> called Creekview Villas, will build an 11-unit townhouse across from <br /> Long's at the northwest corner of Hyde and Chumalia. He said last July <br /> the City Council approved the General Development Plan. He said the <br /> same Site Plan and Floor Plan have been previously approved and have <br /> again been submitted by the Applicant. He said the architect has <br /> brought before the City Council the Precise Development Plan with <br /> specific details, such as concrete to be used for the project, hardware <br /> for doors, color of the building and trim, the type of roofing, the <br /> Mediterranean style of the building, and the type of paving. He said <br /> design elements have been determined and described the south elevation, <br /> which would face the Long's parking lot, and will have an arch detail <br /> to tie the buildings together and improved articulation, with extra <br /> windows, as directed by the Planning Commission. <br /> Mr. Penaranda said the Planning Commission also directed staff, the <br /> architect, and Alameda County to come up with a revised detail for the <br /> end of Hyde Street. He said they felt something better could be done <br /> than the old concrete guardrail , and a new detail had been developed <br /> which includes removal of the guardrail and replacement with a 3-foot <br /> concrete base with 3-foot-high, wrought-iron fence on top, and an <br /> access gate for Alameda County Flood Control . He said the end of Hyde <br /> will also receive new curb, gutter, and pavement to provide access to <br /> the gate. <br />
