Bill Kerry, 151 Callan, said he was surprised the Planning <br /> Commission recommended I-P zoning in the Neptune/Williams area and <br /> asked the Council to adhere to its decision. <br /> 0. Larry Norry, 2532 Williams Street, representing the Mulford Gardens <br /> Improvement Association, said the single-family neighborhood should <br /> be protected. He said I-L is supposed to be adjacent to <br /> residential zones to act as a buffer. He said Frank Texeira got I- <br /> P uses on his property without going to I-2 or trucking companies. <br /> He said he is concerned about having the residential area adjacent <br /> to I-G, and the Planning Commission agreed and recommended that <br /> Williams Street between Aurora Drive and Neptune Drive, and all of <br /> Neptune Drive from Williams Street to Oyster Park, be zoned I-P. <br /> He described the history of the area and problems with a trucking <br /> company in the I-P zoning. He said Paradiso and Reynolds and Brown <br /> are I-P and happy with it. He requested that the City Council <br /> accept the Planning Commission recommendation and zone the property <br /> I-P. <br /> P. Dr. Gee, owner of property on Joaquin Avenue, said it has been <br /> changed from multiple- to single-family residential . He said the <br /> lot is large, 85' x 140' , and no one with a small family will buy <br /> such a big lot for a house. It will be bought by someone with 8 or <br /> 10 kids, which will result in many cars, noise, etc. He said the <br /> property could be zoned RM 1800 and allow six units for upper- <br /> class, older adults. He said the property could be better used as <br /> multiple, low-density units. <br /> Q. Lou Filipovich, asked if amendments to the Zoning Code are <br /> permissive or mandatory. He said he was concerned with the process <br /> of filing an Appeal . He said building heights should be <br /> permissive, without specific heights, but on a case-by-case basis. <br /> R. Scott Grubbs, said 20 horsepower in a machine shop is not much; <br /> water-soluble cutting oil is non-toxic; Joaquin north of E. 14th <br /> Street could be turned into a one-way street. He said the City <br /> should use geo-satellite equipment and aerial photos to get the <br /> placement of buildings. <br /> There being no further comments from the public, on motion of Council <br /> Member Myers, seconded by Council Member Nahm, and carried unanimously, <br /> the Public Hearing was closed. <br />
