• <br /> Minutes - San Leandro City Council Meeting - June 6, 1994 Page - 18 - <br /> PUBLIC HEARINGS (continued). <br /> Lou Filipovich, asked who owned the property and whether the <br /> project would receive any taxpayer, City, or redevelopment <br /> funding. Staff said it would not. They also said there would be <br /> no homeowners' assessments. Mr. Filipovich said many jobs would <br /> be lost if the store closed at 10:00 p.m. instead of midnight. <br /> He said Walgreen's should be permitted to build, but there should <br /> be meaningful discussions with the neighbors. He said, if <br /> Walgreen's is not built, nothing will be built there in the next <br /> 20 years. <br /> Michael Clevenger, Pegasus Development, thanked staff for the <br /> thorough job of presenting the project to the City Council and <br /> said he would be available to answer questions. <br /> Bill Hose, Walgreen's Operations Division, presented slides <br /> displaying the Walgreen' s philosophy and growth plan, as well as <br /> other Walgreen's. He said Walgreen's tries to fit in with the <br /> neighborhood, they would have a long-term lease, and provide <br /> local hiring. He said they want to be a good neighbor. He said <br /> hours of operations generally depend on the neighborhood's needs. <br /> They only plan on selling 6- and 12-packs of beer, no alcohol or <br /> wine. He described the drive-up pharmacy concept and the manner <br /> in which truck deliveries are handled. He said this store would <br /> not have the heavy truck traffic the Oakland stores have, and <br /> there would only be two to three large trucks per week. He said <br /> the trade area is 1-1/2 to 2 miles. <br /> In response to questions from the City Council , Mr. Hose said <br /> they had submitted hours of operation from 7:00 a.m. to 12:00 <br /> midnight, but the hours are based upon the needs of the <br /> community, and they would agree to look at a condition of <br /> operating until only 10:00 p.m. He said security for the stores <br /> is based upon store experience. He said, generally, there is <br /> none at first; it is added as needed. <br /> Mayor Corbett asked if they would be willing to not sell any <br /> alcohol at all . Mr. Hose said, perhaps; but he could not commit <br /> to this matter. He described the truck delivery and distribution <br /> routes and said it is handled by computer, and the trucks don't <br /> generally go geographically from store to store. He said he <br /> would be opposed to the closure of Haas Avenue because that would <br /> close off their trade area, and it would make it inconvenient to <br /> users. <br /> Jim Burns, Architect for the Project, said he would be available <br /> for questions. <br /> Council Member Loeffler said he had concerns with the project. <br /> He said the environmental impact has not clearly been addressed. <br />
