Minutes - San Leandro City Council Meeting - June 20, 1994 Page - 14 - <br /> PUBLIC HEARINGS (continued) <br /> Council Member Polvorosa asked if the homes would be similar to <br /> Camellia Court and said that project has been very successful . <br /> Council Member Loeffler asked if information had been shared with the <br /> School District. Staff said it had. <br /> Jeff Abramson, Preda Street Developers, said the previous projects have <br /> been very successful . The first 31 homes have already closed escrow <br /> and 12 of the second 20 homes have been sold. He said the fact that <br /> the homes are selling at this rate says good things about San Leandro. <br /> He noted that, since these residential developments have been <br /> constructed in previously industrial areas, truck traffic has <br /> decreased. He noted this type of development also pays school and park <br /> fees. <br /> He responded to Council questions regarding the average lot size and <br /> lot coverage. <br /> The Hearing was then opened to the public. <br /> Lou Filipovich, 15376 Laverne Drive, said he supports the project. In <br /> response to questions from Mr. Filipovich, Mr. Abramson said 50%o to 60%o <br /> of the buyers appear to be San Leandro residents or are extended family <br /> of San Leandro residents. Fifty percent appear to be first-time buyers <br /> and some of them are move-down buyers. Mr. Filipovich asked if this <br /> project contributed to the Development Fee for Street Improvements <br /> fund. Mr. Oliver said it does: <br /> There being no further comments from the public, on motion of Council <br /> Member Polvorosa, seconded by Council Member Myers, and carried <br /> unanimously, the Public Hearing was closed. <br /> The following Motion and Resolution were then introduced: <br /> Minute Order No. 94-35. Motion Certifying the Mitigated Negative <br /> Declaration for PD-94-3 as complete and in compliance with CEQA <br /> requirements; Approving the Rezoning of A-94-5 to RS (PD) (Residential <br /> Single Family, Planned Development) District; and Approving the Planned <br /> Development, PD-94-3. (1099/1009) <br /> On motion by Council Member Myers, who moved its approval , seconded by <br /> Council Member Kerr, and carried by the following called vote, the City <br /> Council certified the Mitigated Negative Declaration for PD-94-3 as <br /> complete and in compliance with CEQA requirements; approved the Re- <br /> zoning of A-94-5 to RS (PD) (Residential Single Family, Planned <br /> Development) District; and approved the Planned Development, PD-94-3. <br /> AYES: Council Members Galvan, Kerr, Loeffler, Myers, Perry, <br /> Polvorosa; Mayor Corbett ( 7 ) <br /> NOES: None ( 0 ) <br /> ABSENT: None ( 0 ) <br />
