He asked what will happen to the site <br /> when the new zoning master is prepared and classification changes. Mr. <br /> Penaranda said a study of the site will take high priority and, if the <br /> zoning changes, the use would again convert to a legal , non-conforming <br /> use. <br /> The Applicant, Manmohan Chopra, said he agreed with the staff report <br /> and would be happy to follow any City regulations. <br /> The Hearing was then opened to the public. <br /> There being no comments from the public, on motion of Council Member <br /> Faria, seconded by Council Member Kerr, and carried unanimously, the <br /> Public Hearing was closed. <br /> The following Motion was then introduced: <br /> Minute Order No. 92-61. On motion by Council Member Faria, who moved <br /> its approval , seconded by Council Member Myers, and carried by the <br /> following called vote, the City Council approved A-92-01 . Matter of PD-92-01, GDP; Planned Unit Development; General Development <br /> Plan; to Permit Construction of an 11-Unit, Multiple-Residential <br /> Development (Townhouses for Sale as Individual Units) ; 82 Chumalia <br /> Street (Northwest Corner of Chumalia and Hyde Streets) ; Assessor's <br /> Parcel Numbers 77-446-1-2 and 77-446-2; Plaza 2 Redevelopment Area; <br /> Gordon Lu c/o Dahlin Group Architects and Planners; R-7 (Multiple <br /> Residential ) District. <br /> This being the time and place for the Public Hearing on the above <br /> matter, Elmer Penaranda, Assistant Planner, said the subject property <br /> consists of two parcels at Hyde and Chumalia. He said the corner <br /> parcel is developed with a single-family home and the adjacent parcel <br /> is undeveloped. He said the two properties will be combined and <br /> developed with two rows of residential buildings consisting of eleven <br /> town-home units. Mr. Penaranda described the setbacks, the adjacent <br /> Alameda County Flood Control road, and the proposed access gate to the <br /> Flood Control area. The Applicant noted the setback was 13 feet from <br /> the curb to the building, consisting of a 6-foot sidewalk and a 7-foot <br /> setback. Mr. Penaranda described the driveway openings. He said the <br /> units would be 2-bedroom, 2-bath units, 980 square feet. He described <br /> the exterior elevations and the materials to be used on the buildings. <br />
