PD-88-5 PDP, Phase II; Planned Unit Development; Precise Development Plan; <br /> to Construct Phase II of Marina Square, Which Includes Three Buildings <br /> Totalling 25,110 Square Feet of Area for Commercial/Retail/Restaurant Use; <br /> Assessor's Parcel Number 79A-295-3; Reynolds and Brown; I-2-PDC (General <br /> Industrial -Planned Development Combining) District. <br /> This being the time and place for the Public Hearing on the above matter, <br /> Associate Planner Elmer Penaranda said that in 1989 the Planning Commission <br /> and the City Council approved the Planned Unit Development for Marina Square, <br /> which included a General and Precise Development Plan for Phase I and a <br /> General Development Plan for Phase II . He said the Planning Commission has <br /> recommended approval of the Phase II Precise Development Plan, which includes <br />-' three new buildings totalling 25,580 square feet and 92 parking stalls. He <br /> described the various buildings, their locations and sizes, and noted that <br /> the proposal includes sit-down restaurant uses. He described the exterior <br /> design of the Phase II buildings and how they complement the Phase I <br /> buildings. He said the developer also wishes to add decorative flags and <br /> pennants to both phases to provide color and a fun, festive atmosphere to <br /> the center. <br /> Council Member Santos asked questions regarding area traffic conditions since <br /> the opening of Marina Square and noted that the median strip on Marina Blvd. <br /> is difficult to see. <br /> • Council Member Perry asked questions related to the location of handicapped <br /> parking stalls for Building I which would house restaurants, how employee <br /> parking and traffic circulation in the parking lot would be handled, and <br /> whether parking would be adequate for the combination of existing and <br /> proposed uses in the center. Mr. Penaranda said this approval was based on <br /> the assumption that there are parking benefits from mixing uses on the site <br /> and parking would be adequate. <br />
