3.36.010 <br />3.36.150 <br />Limitations on type, size <br />and height of buildings. <br />3.36.160 <br />Open spaces, landscaping, <br />light, air and privacy. <br />3.36.170 <br />Signs. <br />3.36.180 <br />Utilities. <br />3.36.190 <br />Incompatible uses. <br />3.36.200 <br />Subdivision of parcels. <br />3.36.210 <br />Minor variations. <br />3.36.220 <br />Design guidelines. <br />3.36.010 Conformity with the city's <br />general plan. <br />The land uses to be permitted with the <br />project area shall conform to the city's gen- <br />eral plan, as it currently exists or as it may <br />from time to time be amended, and as im- <br />plemented by city ordinances and other <br />laws. (Ord. 99-025 § 301, 1999) <br />3.36.020 Redevelopment plan map. <br />Appendix A illustrates the project area <br />boundaries. It is intended that the permitted <br />land uses and land use standards set forth in <br />the general plan now or as hereafter amend- <br />ed shall be permitted land uses and land use <br />standards governing the applicable portions <br />of the project area under this plan. (Ord. 99- <br />025 §302,1999) <br />3.36.030 Designated land uses. <br />The permitted land uses illustrated in the <br />land use map attached as Appendix D are <br />drawn from the applicable provisions of the <br />general plan of the city of San Leandro in <br />effect at the time of the adoption of this <br />plan, and shall be deemed to be automatical- <br />ly modified as the permitted land use(s) in <br />the applicable general plan may be revised <br />from time to time, in order to maintain con- <br />(San Leandro Redevelopment Agency Supp. No. 2, 12-05) 140 <br />formance of this Plan with the general plan. <br />(Ord. 99-025 § 303, 1999) <br />3.36.040 Other land uses. <br />A. Public Rights -of -Way. The public <br />street system in the project area shall be de- <br />veloped in accordance with the general plan <br />of the city, as amended from time to time, <br />and street design standards as adopted by the <br />city council. <br />Streets and alleys may be widened, al- <br />tered, abandoned, repaired, or closed as nec- <br />essary for property development of the pro - <br />j ect. <br />It is contemplated that the agency will <br />construct, or aid in the construction of, cer- <br />tain streets designated in the plan which are <br />not now constructed or which may require <br />further widening or improvement. The pub- <br />lic rights-of-way may be used for vehicular <br />and/or pedestrian traffic, as well as for pub- <br />lic improvements, public and private utili- <br />ties, and activities typically found in public <br />rights-of-way. In addition, all necessary <br />easements for public uses, public facilities, <br />and public utilities may be retained or erect- <br />ed. <br />B. Public, Semi -Public, Institutional and <br />Non -Profit Uses. Parking, open space, pub- <br />lic and semi-public uses may be interspersed <br />with other uses in any area. <br />In any area the agency is authorized to <br />permit the maintenance, establishment or <br />enlargement of public, semi-public, institu- <br />tional or nonprofit uses, including park and <br />recreational facilities, parking facilities, li- <br />braries, educational, fraternal, employee, <br />philanthropic, and charitable institutions, <br />utilities, multi -model transit facilities, and <br />facilities of other similar purposes, associa- <br />tions or organizations.
