3.36.100 <br />3.36.100 Parking and loading. <br />The parking and loading requirements <br />are those set forth in the general plan and the <br />city zoning code. The agency is authorized <br />to establish additional parking and loading <br />requirements. (Ord. 99-025 § 308.2, 1999) <br />3.36.110 Buildings of historic <br />significance. <br />The general plan and zoning code set <br />forth the provisions for protecting and pre- <br />serving buildings of historic significance in <br />the project area. The agency is authorized to <br />adopt a program establishing additional re- <br />quirements to protect. rehabilitate and pre- <br />serve any buildings of historic significance <br />in the project area. (Ord. 99-025 § 308.3, <br />1999) <br />3.36.120 Rehabilitation and retention <br />of properties. <br />The agency is authorized to rehabilitate <br />and conserve or cause to be rehabilitated and <br />conserved, buildings and structures in the <br />project area. Any existing structure within <br />the project area which the agency shall ap- <br />prove for retention and rehabilitation shall <br />be repaired, altered, reconstructed, or reha- <br />bilitated in such manner that it will meet the <br />following requirements: (i) be safe and <br />sound in all physical respects, and (ii) be <br />attractive in appearance and not detrimental <br />to the surrounding areas. The preservation <br />and rehabilitation of structures of historical <br />significance will also be considered a priori- <br />ty by the agency property rehabilitation <br />standards for the rehabilitation of existing <br />buildings and site improvements may be <br />established by the agency but must be not <br />less than the minimum requirements of the <br />city. (Ord. 99-025 § 308.4, 1999) <br />(San Leandro Redevelopment Agency Supp. No. 2, 12-05) 142 <br />3.36.130 Limit on the number of <br />buildings. <br />Except as set forth in other sections of <br />this plan and to the extent that limitations <br />are imposed, the number of buildings in the <br />project area that may be expected upon <br />completion of the project may be regulated <br />by the agency, and shall not exceed the limi- <br />tations set forth in the general plan and the <br />city coning code, or applicable federal, state <br />and local statutes, ordinances and regula- <br />tions, as amended from time to time. (Ord. <br />99-025 § 308.5, 1999) <br />3.36.140 Number of dwelling units. <br />The approximate number of dwelling <br />units located within the project area is forty- <br />five (45). (Ord. 99-025 § 308.6, 1999) <br />3.36.150 Limitations on type, size and <br />height of buildings. <br />Except as set forth in other sections of <br />this plan and to the extent that limitations <br />are imposed, the type, size, height, and <br />number of buildings in the project area that <br />may be expected upon completion of the <br />project may be regulated by the agency, and <br />shall not exceed the limitations set forth in <br />the general plan and the city's zoning codes <br />or applicable federal, state and local statutes, <br />ordinances and regulations, as amended <br />from time to time. (Ord. 99-025 § 308.7, <br />1999) <br />3.36.160 Open spaces, landscaping, <br />light, air and privacy. <br />The approximate amount of open space <br />to be provided in the project area will be the <br />total of all areas that will be in the public <br />rights-of-way, the public grounds, and space <br />around buildings, and all other outdoor areas <br />
