<br />1. No new unscreened wireless telecommunications facility shall be permitted <br />three hundred (300) feet or less away from any residential property line or <br />residential zoning district boundary. <br /> <br /> <br />E.C. General Guidelines and Requirements. All wireless telecommunications facilities <br />must comply with the following except when impractical or technologically infea- <br />sible. The burden shall be on the applicant to provide evidence as part of the ap- <br />plication showing why and how complying with these standards would be im- <br />practical or technologically infeasible. <br /> <br />1. Purpose and Goals. The purpose of this Section is to establish general guide- <br />lines for the siting of towers and antennas. The goals of this Section are to: (i) <br />encourage the location of towers in nonresidential areas and minimize the total <br />number of towers throughout the City; (ii) encourage strongly the co-location at <br />new and existing tower sites; (iii) encourage providers of towers and antennas to <br />locate them, to the extent possible, in areas where the adverse impact on the <br />community is minimal; (iv) encourage providers of towers and antennas to con- <br />figure design them in a way that minimizes the adverse visual impact of the tow- <br />ers and antennas; and (v) enhance the ability of the providers of telecommunica- <br />tions services to provide such services to provide such services to the community <br />quickly, effectively and efficiently and to comply with federal legislation governing <br />co-locations. <br /> <br />1.2. Principal or Accessory Use. Wireless telecommunications facilities Antennas <br />and towers may be considered either principal or accessory uses. A different ex- <br />isting use or an existing structure on the same lot shall not preclude the installa- <br />tion of a wireless telecommunications facility an antenna or tower on such lot. <br />For purposes of determining whether the installation of a wireless telecommu- <br />nications facility tower or antenna complies with zoning district development <br />regulations, including, but not limited to, set-back requirements, lot-coverage re- <br />quirements, and other such requirements, the dimensions of the entire lot shall <br />control, even though the wireless telecommunications facility antennas or <br />towers may be located on leased parcels within such lots. <br /> <br />3. Inventory of Existing Sites. Each applicant for an antenna and/or tower shall pro- <br />vide to the Planning Division an inventory of its existing towers that are either <br />within the jurisdiction of the City or within one-quarter mile of the border thereof, <br />including specific information about the location, height, and design of each tow- <br />er. The Planning Division may share such information with other applicants ap- <br />plying for administrative approvals or special use permits under this ordinance or <br />other organizations seeking to locate antennas within the jurisdiction of the City, <br />provided, however, that the Planning Division is not, by sharing such information, <br />in any way representing or warranting that such sites are available or suitable. <br />Exhibit G: Proposed Amended Article16 Page 52 <br />Note: underline and bolded text represents new text; strike-through text represents text to be eliminated
