Display of furniture or delivery truck(s) in the public right-of-way is prohibited. D. Any delivery truck not in use shall be parked in the northerly parking lot on the subject property. E. These conditions of approval shall be posted in the furniture store and shall be made accessible to all employees. III. ON-SITE IMPROVEMENTS A. Within 45 days of the Conditional Use Permit approval, the applicant shall prepare tenant improvement plans for City of San Leandro Building and Safety Services Division for a building permit for the retail furniture store. Said plans shall be prepared by a State of California Licensed design professional. B. Prior to Certificate of Occupancy, all applicable Building and Fire Code requirements shall be satisfied. C. Within 45 days of the Conditional Use Permit approval, the applicant and/or property owner shall submit a final landscaping and irrigation plan for the review and approval of the Community Development Director. Said plans shall include but are not limited to the following: 1. The installation of shrubs within the landscaped planters along the Beecher Street frontage of the property to fill the void spaces. Said shrubs shall have a minimum size of five (5) gallons. Said shrubs shall be automatically irrigated to ensure their ability to become established. 2. Show and identify existing plant material that will be maintained and show and identify any new plant material. D. Within 60 days of approval of the landscape and irrigation plans, the applicant shall completely install all the shrubs and irrigation as noted above. E. All landscaping improvements shall be maintained in a healthy growing condition at all times. The landscaped areas shall be irrigated by an automatic sprinkler system designed to reduce water usage. The type, nature and amount of landscaping shall conform to the approved final landscape and irrigation plan at all times. F. Within 45 days of the Conditional Use Permit approval, the final sign program shall be submitted for a sign permit. Said sign program shall include individual letters on the exterior front wall of the building. Details including, but not limited to size, colors, materials and finishes shall be subject to the review and approval of the Community Development Director.
