i S <br /> Ford Land Development Company 5 February 29, 2000 <br /> 1111 Marina Boulevard <br /> The customer parking area will include four handicap spaces of which two will be van accessible. <br /> Building Elevations: <br /> The building exterior is stucco with aluminum storefront showroom windows on the new building. <br /> The main entry to the showroom facing the corner is elevated above the rest of the building and is <br /> architecturally enhanced as the focal point of the building. The building exterior is stucco with score <br /> lines to add character to the walls. Building height varies from 24 feet for the service building to 34 <br /> feet for the main entry area. Colors will be white and gray for the walls with blue accents over the <br /> showroom display windows. The exterior of the existing building will be covered with metal panels <br /> or a drivit material with a stucco appearance to match the new building. <br /> Signs: <br /> There will be two oval Ford signs over the building entries. No other signing is shown on the <br /> building. A monument sign is proposed at the corner, but details have not been developed. There <br /> will be directional signs in the parking lot directing customers to the car service area. A Master Sign <br /> Program will be required to be submitted for review and approval by the Site Development Sub- <br /> Commission. <br /> Landscaping: <br /> The landscaping shown on the site plan is conceptual in nature. There is existing landscaping along <br /> the Marina Boulevard and Teagarden Street frontage of the property. It includes trees, shrubs and <br /> groundcover. Ford will retain as much of this landscaping as possible. They will also be adding <br /> landscaping at the main customer entry on Marina Boulevard and around the front of the building. <br /> They also propose a landscape strip between the east side of the building and the easterly property <br /> line to screen the car storage area. <br /> PLANNING COMMISSION COMMENTS <br /> Several Planning Commissioners expressed concern that, while Ford was providing the required <br /> dedication for the Marina Boulevard road widening,it was not clear whether or not Ford would be <br /> required to construct, or pay for,the necessary improvements. While portions of Marina Boulevard <br /> from the I-880 to Alvarado Street have been widened, a major section of the street has not been <br /> widened,primarily in front of 1111 Marina Boulevard and along all of the Petersen Tractor frontage. <br /> The Planning Commission recommended widening the street with construction of the dealership. <br /> However,the Transportation Administrator believes that Marina Boulevard should not be widened <br /> until all of the frontage between Teagarden and Alvarado Streets can be acquired for widening. <br /> Without all of the frontage,improving limited portions of the street to full improved sections creates <br /> a confusing situation for vehicle drivers. Therefore,the OPA stipulates that Ford shall provide the <br /> dedication at this time and maintain landscaping within the dedicated portion. In addition,Ford shall <br /> aCt5 <br />
