Planning Commission D.'T/UNAPPROVED Fflary 24, 2000 <br /> Minute No. 2000-04 (Excerpt) Page 2 of 16 <br /> Associate City Planner Weisbrod said there would be ample parking at the new location <br /> with a total of 584 spaces dedicated to various kinds of parking. This included 20 spaces <br /> for customers, 125 spaces for employee parking for an estimated 80 to 90 employees, 414 <br /> spaces dedicated to tandem parking for the display or storage of new automobiles in <br /> stock, and 25 spaces for patio display. Tandem parking would be utilized throughout the <br /> storage and display parking area which means that cars can be parked much closer <br /> together than cars are parked in a public parking lot. The generous dedication of space to <br /> parking reflects the fact that there is no parking allowed on Marina Boulevard and <br /> Teagarden at this location. He said the number of parking spaces exceeded the parking <br /> requirement for a new car dealership of this type. He said the total 251,350 square feet of <br /> the project required only 251 spaces. <br /> Associate City Planner Weisbrod said the new building would have a white stucco-type <br /> exterior with gray panels and blue accent trim. He said staff was requesting that the <br /> proposed white color, which was a rather stark white, be replaced with a more subdued <br /> white color and that the other colors be adjusted to match. He said there were score lines <br /> in the building added to break up the flat wall of the building. He said that signage <br /> featured the typical oval Ford sign, with two signs on the facade and one large monument <br /> sign. There was directional signage on the site, to direct customers. He said staff was <br /> recommending that the applicant come back to the Site Development Subcommission <br /> with a master sign plan. He said there were two driveways for right-turn entry and exit <br /> for customers on Marina Boulevard and another right-turn entry and right-and-left-turn <br /> exit on Teagarden that provided public access to the service bays and truck access to an <br /> ample area approximately thirty feet in width that would be used to unload new and used <br /> cars. He said a traffic study prepared on behalf of the project indicated that the car <br /> dealership would not result in a significant increase of vehicular traffic around the site. <br /> He noted that the Safeway preserve plant generated more traffic than would be associated <br /> with the proposed dealership. <br /> Associate City Planner Weisbrod said that existing landscaping along the perimeter of <br /> the street, which has a nice appearance from both Marina Boulevard and Teagarden, <br /> would be retained. He said this landscaping included a number of mature sycamore trees <br /> at the frontage of the property. He said that sixteen feet of frontage along Marina <br /> Boulevard would be dedicated for future street widening. He said this street-widening <br /> would match the street-widening that had occurred in front of the Marina Faire Shopping <br /> Center. He said the street widening would not occur unless Peterson Tractor developed at <br /> some time in the future and the City's Engineering and Traffic Department made the <br /> decision that street-widening was needed. He said that landscaping in the sixteen-foot <br /> dedication area would be retained for the time being.
