The project will generate approximately 79 new trips <br /> in the weekday morning peak hour and 113 new trips in the evening peak hour. The project <br /> is not expected to have any significant impacts on the surrounding roadways. <br /> INTRODUCTION <br /> Fehr & Peers Associates prepared a traffic impact study to analyze potential traffic impacts <br /> associated with the proposed automobile dealership located on the southwest corner of <br /> Marina Boulevard / Teagarden Street. The proposed site plan is presented in Figure 1. <br /> Figure 2 illustrates the location of the proposed project and the surrounding roadways. <br /> Access to the project is provided through two full access driveways on Marina Boulevard, <br /> and one driveway on Teagarden Street. The driveway on Teagarden Street is primarily used <br /> by employees and vehicle deliveries. <br /> As directed by the City, traffic impacts were analyzed for the following four intersections: <br /> 1. Marina Boulevard/Teagarden Street (signalized); <br /> 2. Marina Boulevard/I-880 Northbound Ramps (unsignalized); <br /> 3. Marina Boulevard/I-880 Southbound Ramps (unsignalized); and <br /> 4. Marina Boulevard/Merced Street (signalized). <br /> Intersection controls and geometries for the four study intersection are presented in Figure 3. <br />
