• 411 <br /> a Hazardous Materials Business Plan with the City of San Leandro Environmental Services <br /> Division. <br /> FINDING: No significant impacts are anticipated. <br /> 12)AESTHETICS <br /> EFFECT: The proposed dealership has indicated display vehicle areas along the Marina <br /> Boulevard and Teagarden Street frontages. The showroom building will be two stories with auto <br /> display and offices on the main floor and offices and training rooms on the partial second floor. <br /> The building exterior will be stucco with aluminum store front display windows. Colors will be <br /> white and gray walls with blue accents. The existing perimeter landscaping is proposed to be <br /> enhanced. The project site is located in close proximity to the existing Marina Square Auto <br /> Center, which is located on the north side of Marina Boulevard, across from the Marina Square <br /> retail shopping center. Due to the existing retail, manufacturing, and automobile-related uses in <br /> the project vicinity, no significant impacts on aesthetics are anticipated. <br /> FINDING: No significant impacts on aesthetics is anticipated. <br /> Section 2. That the Initial Study and accompanying textual analysis, both of which are <br /> incorporated by reference herein,have determined that no other potentially significant <br /> environmental effects are attributable to this project. <br /> Section 3. That no comments on the Mitigated Negative Declaration were received. <br /> Section 4. That the Agency approves, as adequate,the Mitigated Negative Declaration <br /> for the Owner Participation Agreement for 1111 Marina Boulevard, San Leandro. <br /> Section 5. That the Agency imposes as conditions of approval of the Owner Participation <br /> Agreement considered herewith the mitigation measures provided in the final Mitigated Negative <br /> Declaration and the final Mitigation Monitoring Plan. <br /> Section 6. That pursuant to Public Resources Code § 21081.6, subdivision(d), all <br /> records, materials and other documents constituting the record of proceedings are available from <br /> the Redevelopment Administrator. <br /> 6 <br /> 411% <br />
