for towing business. Unrelated vehicle storage on the property is prohibited <br />without the required Conditional Use Permit per Zoning Code Section 2-706 B. <br />33. <br />C. Parking of the applicant's (CEVA's) business related vehicles including but not <br />limited to tractors, trailers, box trucks, vans shall be designated to the rear of the <br />subject property, per Exhibit A (Site Plan/Floor Plan) so as not to be visible from <br />the nearby residential areas and not to be parked on the street including but not <br />limited to Williams Street or Aurora Drive. All storage of CEVA related vehicles <br />shall be parked or stored on the subject property at all times. <br />D. Travel and truck route to the subject premises shall be per Agreement To <br />Conditions, PLN2014-00028, II. B., which shall be conspicuously posted in a <br />minimum of two places inside the building accessible to all persons driving the <br />applicant's business related (CEVA) vehicles. In addition, the truck route to and <br />from the subject property shall be provided in writing to all drivers serving the <br />parcel processing and shipping business. Specifically, said Condition II. B. states, <br />"Per the development proposal, the truck route to and from the new building shall <br />be via Aurora Drive, Polvorosa Drive and Doolittle Drive. Any change or <br />modification to the truck traffic route shall be requested in writing to the <br />Community Development Director, who may approve the request or direct the <br />matter to the Board of Zoning Adjustments." <br />E. No vehicles on site may be displayed "For Sale" at any time. <br />F. In the event unscheduled trucks and/or vans are parked overnight they shall be <br />parked at the northern rear of the property and shall not be parked on the southern <br />off-street parking lot or, adjacent and nearby streets including but not limited to <br />Aurora Drive, Williams Street, Neptune Drive, and Doolittle Drive. <br />G. There shall be no maintenance or repair of any vehicles on the property. <br />H. Vehicle idling shall be actively discouraged and restricted to a maximum of three <br />(3) minutes. A sign up to three (3) square feet in size shall be prominently <br />displayed at all entry gates to notify drivers of this requirement. <br />I. Noise levels from the vehicles' reverse signal alarms (back-up beepers) shall be <br />turned -off or adequately reduced during quiet hours per the City of San Leandro <br />General Plan and City of San Leandro Municipal Code. The City reserves the <br />right to require adjustments or the implementation of noise -reduction technology <br />to lower the volume of the noise level of the back-up beepers, in the event the <br />City of San Leandro receives complaints of said back-up beepers noise levels. <br />J. Any change or addition to the operation of Parcel Processing and Shipping shall <br />be subject to the review of the Zoning Enforcement Official who may approve or <br />deny the request administratively. <br />Agreement to Conditions May 11, 2018 <br />PLN 18-0014 Page 4 of 5 <br />
