<br /> 98 <br />2. Detached ADUs shall maintain a minimum five-foot separation from other structures <br />on the parcel. <br /> <br />3. ADUs shall not occupy a required front yard and shall be subject to the driveway <br />visibility requirements of Section 4.08.148 Driveways-Visibility. <br /> <br />4. No setbacks are required for the repurposed portions of an ADU. Any expanded <br />portions of a repurposed ADU shall comply with Subsections C.1 and C.2 above. <br /> <br /> <br />D. Height. ADUs and JADUs shall not exceed the heights established below. <br /> <br />Type Maximum Height <br />A Parcel with an Existing or Proposed Single-Family Use <br />Repurposed ADU Same as existing structure <br />Detached ADU 16 feet <br />Attached ADU Maximum height as established by zoning district. The ADU may <br />project one foot laterally into the required daylight plane. <br />JADU Same as existing single-family dwelling <br />A Parcel with an Existing Two-Family or Multi-Family Use <br />Repurposed ADU Same as existing structure <br />Detached ADU 16 feet <br /> <br />E. Parking. No parking spaces shall be required for an ADU or JADU. No replacement <br />parking spaces shall be required when a garage, carport, or parking structure is repur- <br />posed as an ADU. <br /> <br />F. Entrance. An ADU or a JADU shall include its own entrance, separate from the main <br />entrance to the primary dwelling structure(s). An exterior stairway proposed to serve an <br />ADU and/or JADU on a second story or higher shall not be visible from the front public <br />right-of-way. <br /> <br />G. Design Standards. Attached and/or repurposed ADUs shall incorporate the same roof <br />and exterior wall material, building color(s), door and window trim, and predominate roof <br />form and pitch as the primary dwelling structure. Repurposed garages shall replace gar- <br />age doors with the same exterior wall material, building color, and door and window trim <br />as the primary dwelling structure. <br /> <br />H. No Balconies/Decks. ADUs shall not contain balconies, upper-story decks, or rooftop <br />terraces. <br /> <br />City Council Hearing March 2, 2020 136
