<br /> 106 <br />tured home is new and has never been registered with the state, the owner shall pro- <br />vide the Building Official with a statement to that effect from the dealer selling the home. <br />(Ord. 2001-015 § 1) <br /> <br />2.04.396 Manufactured Home Parks <br /> <br />The following supplemental development regulations shall apply to Manufactured Home <br />Parks. <br /> <br />A. Occupancy—Minimum Lot Size (excluding interior access drives). <br /> <br />1. A manufactured home not more than 12 feet in width containing one unit: 2,400 <br />square feet. <br /> <br />2. A manufactured home more than 12 feet in width containing one unit: 3,000 square <br />feet. <br /> <br />3. A manufactured home containing more than one dwelling unit: 1,500 square feet <br />per dwelling unit. <br /> <br />B. Maximum Density. Twelve manufactured homes per acre. <br /> <br />C. Minimum Perimeter Setbacks. Fifteen feet from perimeter property line of manufactured <br />home park. <br /> <br />D. Minimum Interior Setbacks for Homes. <br /> <br />1. From an interior street: Five feet. <br /> <br />2. From any required screening wall or earth berm: Five feet. <br /> <br />3. From a common utilities area or recreational area: Six feet. <br /> <br />4. Between homes: Ten feet. <br /> <br />E. Maximum Height. Fifteen feet, except for recreation facilities, which may be 20 feet <br />high. <br /> <br />F. Screening. <br /> <br />1. Abutting Public Street. A six foot high solid wall or fence shall be installed and <br />maintained along the entire front setback area except for the areas required for <br />vehicular access in which case the wall must be sufficiently lowered for a long <br />enough distance to assure adequate sight distance for the expected speed of traf- <br />fic. <br />City Council Hearing March 2, 2020 144
