<br /> 119 <br />b. MAJOR View Preservation/Site Plan Review—Single-Story Addition and/or <br />New Home. For projects that require Major View Preservation/Site Plan Re- <br />view pursuant to Subsection D.3.b above, written notification of the time, place <br />and purpose of the hearing by the Zoning Enforcement Official (ZEO) or Site <br />Development Sub-Commission (SDSC) shall be mailed to the applicant, prop- <br />erty owner, and property owners within a 500-foot radius from the subject site <br />not less than 10 days prior to the public hearing. <br /> <br />a. Notice of public hearing for MAJOR View Preservation/Site Plan Review of <br />construction project that requires Discretionary Zoning Permits shall be con- <br />current with that required for the requested use permit, Variance, or Exception. <br />Notwithstanding Section 5.08.116 Notice and Public Hearing, notices for any <br />project requiring MAJOR View Preservation/Site Plan Review shall be mailed <br />to the applicant, property owner, and property owners within a five hundred <br />(500) foot radius from the subject site. <br /> <br />b. Notice of Hearing for MAJOR View Preservation/Site Review of Construction <br />Project that Does NOT Require Discretionary Zoning Permits. A public hear- <br />ing is required for single-family construction projects that require MAJOR View <br />Preservation/Site Plan Review pursuant to Subsection 1.a, above. Written no- <br />tification of the time, place and purpose of the hearing by either the Zoning <br />Enforcement Official or Site Development Sub-Commission shall be mailed to <br />the applicant, property owner, and property owners within a five hundred (500) <br />foot radius from the subject site, not less than ten (10) days prior to the public <br />hearing. <br /> <br />c. Notice of Application and Review Period for MINOR View Preservation/Site <br />Plan Review. Notice of an application for single-family construction For pro- <br />jects that require MINOR View Preservation/Site Plan Review pursuant to <br />Subsection D.3.c 1.b (above), written notice shall be mailed to property own- <br />ers adjoining and across the street from the subject site, not less than 10 days <br />prior to action on the application by the Zoning Enforcement Official (ZEO). <br />Upon review of the application and any correspondence received from those <br />sent notice of the application, the Zoning Enforcement Official ZEO may take <br />action on the application without holding a public hearing. The applicant, and <br />those who submitted written comments regarding the application, shall be <br />given written notification of the Zoning Enforcement Official’s ZEO’s action so <br />that an appeal (per Subsection 5, below) can be filed within 15 days from when <br />such notification is sent. <br /> <br />d. Simulation of Proposed Construction Required. <br /> <br />i. Methods of Simulation to be Used. The Applicant for MAJOR or MINOR <br />View Preservation/Site Plan Review shall erect “story poles” to simulate <br />height and mass of the proposed construction project.
