7 <br />a.Entry courtyards, plazas, entries, or outdoor eating areas are located adjacent to the property line <br />and buildings are built to the edge of the courtyard, plaza, or dining area; or <br />b.The building incorporates an alternative design that creates an engaging pedestrian area and <br />welcoming entry feature facing the street. <br />C. Projections into Required Setbacks. <br />1.Projections into required setbacks shall be permitted consistent with Section 4.04.312 Building <br />Projections into Yards and Courts provided a minimum vertical clearance of 10 feet, or as required for <br />fire access, whichever is greater, is provided from finished grade to the bottom of the projection. <br />2.Occupied building area may project into the required setback area for a maximum of 65 percent of the <br />length of the building frontage provided a minimum vertical clearance of 13.5 feet from finished grade <br />to the bottom of the projection. <br />3.The total area of all projections shall not exceed 50 percent of the street facing building facade area. <br />Figure 2 Setback Range and Corner Build Diagram <br />375
