VI. ENGINEERING AND TRANSPORTATION DEPARTMENT REQUIREMENTS <br />Pursuant to Government Code Section 66020, including section 66020 (d) (1), <br />the City HEREBY NOTIFIES the Applicant/Property Owner for this Project that <br />the 90-day approval period (in which the Applicant/Property Owner may protest <br />the imposition of any fees, dedications, reservations, or other exactions imposed <br />on this Project by these Conditions of Approval) will begin on the date of the <br />conditional approval of the Project. If the Applicant/Property Owner fails to file a <br />protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, the Applicant/Property Owner will be legally <br />barred from later challenging any such fees, dedications, reservations or other <br />exactions. <br />2. The proposed development shall comply with the City ordinance, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically <br />approved by the Principal Engineer. <br />3. The Applicant/Property Owner shall apply for a Parcel Map to divide the subject <br />property into two separate parcels and dedicate easements as shown on <br />Tentative Parcel Map No. 11120 (TM-1). The Parcel Map must be finalized and <br />recorded prior to issuance of any construction permits. Parcels shall be <br />configured such that the proposed buildings are not constructed over any <br />existing or proposed lot lines and comply with zoning and building regulations <br />with respect to building setbacks. Any title issues relating to the un-effectuated <br />Lot Line Adjustment, processed in 2000, must be resolved prior to Parcel Map <br />approval. <br />4. Utility laterals and services to be abandoned shall be entirely removed and <br />capped at the main line. <br />5. Utility services to the site shall be placed underground. <br />6. The storm drain network in East 14th Street at the proposed point -of -connection <br />is owned and operated by Alameda County Public Works Agency. Any <br />connections to this network will require a permit from Alameda County. <br />7. The sanitary sewer network at the proposed point -of -connection is owned by the <br />Oro Loma Sanitary District. Any connections to this network will require a permit <br />from Oro Loma. <br />8. To satisfy the requirements of San Leandro Municipal Code Chapter 6-1, "Traffic <br />Control", the Applicant/Property Owner shall provide adequate signage and <br />striping to control vehicular and pedestrian traffic throughout the site. <br />9. A Grading Permit will be necessary for the project. The requirements for said <br />permit are indicated in San Leandro Municipal Code §7-12. The permit will be <br />issued prior to or concurrent with the Building Permit. The San Leandro Municipal <br />Code can be found at http://www.sanleandro.org/about/municipal_code.asp. <br />10. Because the project creates or replaces more than 10,000 SF of impervious <br />surface, it is considered a Regulated Project according to Provision C.3.b of the <br />San Francisco Bay Region Municipal Regional Stormwater NPDES Permit <br />Agreement to Conditions August 3, 2021 <br />PLN20-0022 15693 E. 14th Street Page 7 of 20 <br />
