Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br />E. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />an Encroachment Permit from the Engineering and Transportation Department for <br />any work within the public right-of-way. <br />F. Prior to the issuance of building permits, the Applicant shall obtain City Council <br />approval of the Final Map and shall enter into a Subdivision and Public <br />Improvement Agreement and shall provide Bonds ensuring satisfactory completion <br />of all improvements indicated in the plans entitled "Washington Avenue <br />Condominium, Commercial Condominium Subdivision — 2483-2596 Washington <br />Avenue"; prepared by IDA, Inc. dated March 18.2021 <br />G. A Shared Maintenance Agreement, "Conditions, Covenants, and Restrictions" <br />(CC&Rs), shall be prepared to govern how common area improvements will be <br />managed and maintained in perpetuity. Submit draft of CC&Rs with the Tract Map <br />Application for City for review and comments. <br />H. During construction, access to the project site and open space for possible response <br />to fire and medical emergencies shall be provided to the satisfaction of the Alameda <br />County Fire Department. <br />Trash enclosures and/or recycling areas must be completely covered, and surface <br />drainage shall not flow into or out of the trash enclosure area. Floor drains shall <br />not be installed inside the trash enclosure <br />Each unit shall be required to be served by its own sanitary sewer lateral connected <br />directly to the main. The property owner shall contact Oro Loma Sanitary District <br />(510-276-4700) for specific sanitary sewer connection and discharge requirements. <br />Submit a copy of Oro Loma Sanitary District Sewer Permit to the City prior to <br />Encroachment Permit Issuance. <br />K. Alternatively, each unit shall be required to be served with its own sewer lateral <br />connected to an on -site common lateral and the maintenance and repair of such <br />common lateral shall be included and detailed in the project CC&Rs. <br />L. Prior to the approval of the Final Map, the Applicant shall provide the City Engineer <br />with an updated Preliminary Title Report, prepared within three months prior to the <br />submittal of the Final Map to the City Engineer for review, for all lands contained <br />within the boundary of the Final Map. <br />M. The Applicant shall be responsible for ensuring that all contractors and <br />subcontractors are aware of and implement all storm water quality measures. <br />Failure to comply with the approved construction BMPs shall result in the issuance <br />of correction notices, citations and/or a project stop order. <br />AGREEMENT TO CONDITIONS July 22, 2021 <br />PLN20-0038 2483-2495 Washington Avenue Page 5 of 7 <br />
